Project Manager

Role Overview

Project Planning and Pre-Construction

• Lead project setup covering scope, budget, procurement strategy, resources, and the baseline program.
• Review drawings, specifications, and tender documents for buildability, coordination gaps, and cost risk.
• Maintain the master program, critical path, and available float across work packages.

Commercial and Cost Control

• Own budgets, variations, valuations, payment applications, and final accounts.
• Lead subcontract tendering and awards based on capability, quality, program conformity, and cost certainty.
• Review value engineering without compromising specification, durability, workmanship, or brand standards.
• Maintain a risk and opportunity register with owners, mitigation actions, and quantified impacts.

Site Delivery

• Direct site teams, main contractors, and subcontractors to deliver safely, sequentially, on schedule, and within budget.
• Chair progress meetings, resolve technical and interface issues, and escalate delays with recovery plans.
• Control site logistics, temporary works, material deliveries, and long-lead procurement.

Quality and Handover

• Verify materials, mock-ups, samples, and workmanship against approved benchmarks and brand guidelines.
• Manage snagging, testing, commissioning, and de-snagging through practical completion.
• Deliver handover packages with as-built drawings, warranties, manuals, authority clearances, and defect liability arrangements.

Health, Safety, and Compliance

• Enforce HSE standards and hold contractors to approved method statements and risk assessments.
• Secure and maintain approvals, permits, and NOCs from Dubai Municipality, Civil Defence, DEWA, and other authorities.

Stakeholders and Team Development

• Act as principal contact for clients, consultants, and authorities throughout the project lifecycle.
• Issue monthly reports covering progress, cost, risk, safety, quality, and forward forecasts.
• Mentor engineers and junior project staff to build delivery capability and succession.

Requirements

• Proven UAE construction and high-specification fit-out delivery from pre-construction through handover, on program and within budget.
• Command of FIDIC and bespoke construction contracts, variations, claims, and extension-of-time management.
• Program management experience covering critical path analysis, resource loading, and recovery planning.
• Commercial judgment, cost control, subcontractor negotiation, and reporting skills.
• Knowledge of UAE authority approvals, including Dubai Municipality, Civil Defence, and DEWA.
• Valid UAE driving license for frequent site visits.

Qualifications and Experience

• Bachelor’s degree in Civil Engineering, Architecture, Construction Management, or a related discipline.
• Ten to fifteen years of progressive construction and fit-out project management experience.
• Five to ten years at Project Manager level with full delivery accountability.
• PMP, RICS, or CIOB certification is highly desirable.
• Dubai experience is strongly preferred.
