Role overview

Key responsibilities

• Lead hard and soft FM operations covering MEP, HVAC, maintenance, cleaning, rope access, fire and life safety, pest control, and specialist services.
• Conduct client meetings, AMC surveys, technical assessments, property inspections, and contract handovers.
• Define maintenance scopes, identify risks and defects, and support technical quotations and proposals.
• Plan preventive maintenance and ensure AMC commitments are delivered on time and to scope.
• Manage operational staff and specialist subcontractors across multiple sites.
• Monitor job progress, emergencies, overdue work, repeat issues, and customer escalations.
• Inspect completed work and verify that corrective actions address root causes.
• Manage service quality, customer feedback, complaint resolution, first-time-fix performance, and AMC retention.
• Coordinate contractors, verify competence and approvals, control quality, and review work before acceptance.
• Maintain HSE controls, including risk assessments, permits, PPE, toolbox talks, incident reporting, and subcontractor safety.
• Monitor manpower, materials, tools, inventory, subcontractor costs, and operational profitability.
• Provide weekly and monthly operational reports with risks and recommended actions.

What you’ll bring

• A diploma or bachelor's degree in Mechanical or Electrical Engineering, Facilities Management, or a related technical discipline is preferred.
• At least five years of experience in facilities management, MEP, or property maintenance is required.
• Experience supervising maintenance teams and managing residential and commercial service contracts.
• Strong practical knowledge of HVAC, MEP, general maintenance, and hard and soft FM operations.
• Experience conducting AMC surveys, preparing technical scopes, and meeting clients.
• Experience managing cleaning teams, specialist subcontractors, and multi-site maintenance operations.
• Working understanding of rope access, work-at-height, fire and life-safety coordination, and pest-control services.
• Strong communication, reporting, organisation, client-service, problem-solving, and commercial awareness skills.
• Familiarity with CAFM or job-management systems is advantageous.
• A valid UAE driving licence is strongly preferred.
