Role Overview

Commercial Strategy and Governance

• Lead the commercial strategy across a portfolio of large-scale real estate developments.
• Oversee cost planning, procurement, contract administration, commercial risk, and financial reporting.
• Develop and implement commercial policies, procedures, and governance frameworks.
• Ensure compliance with company governance, contractual obligations, and UAE industry regulations.

Budgets and Financial Performance

• Manage project budgets from feasibility through final account within approved financial parameters.
• Monitor project cash flow, cost forecasts, contingencies, and financial exposure.
• Provide strategic commercial advice to executive management and present financial reports to senior stakeholders.
• Lead value-engineering initiatives to maximize project value while maintaining quality and design intent.

Procurement and Contracts

• Direct procurement strategies, tender evaluations, contract negotiations, and consultant and contractor appointments.
• Manage change control, claims, variations, dispute resolution, and contractual negotiations.
• Ensure contractual obligations and commercial best practice are maintained across developments.

Collaboration and Team Leadership

• Work with Development, Design, Construction, Finance, Legal, and Procurement teams to achieve commercial objectives.
• Mentor and develop a high-performing commercial team and drive continuous improvement across the department.

Candidate Requirements

• A bachelor's degree in Quantity Surveying, Commercial Management, Construction Management, or a related discipline is required.
• MRICS or an equivalent professional qualification is highly desirable.
• At least 15 years of commercial management experience within the real estate or construction sector is required.
• Significant experience delivering major residential, mixed-use, hospitality, or masterplan developments is required.
• Previous experience as a Commercial Director or Head of Commercial with a leading developer is required.
• Strong knowledge of FIDIC contracts, procurement strategies, contract law, and commercial best practice is required.
• Experience managing large project budgets and commercial teams across multiple developments is required.
• UAE or GCC experience is highly preferred.
