Responsibilities
- Oversee management and operation of assigned assets, ensuring compliance with operational, contractual, and regulatory requirements
- Monitor day to day asset performance and conduct regular inspections and audits
- Serve as primary point of contact between stakeholders, tenants, management, and service providers
- Oversee tenant onboarding, lease administration, renewals, and move in/move out processes
- Review and approve routine maintenance reports, KPIs, and service contract invoices
- Monitor operating and capital expenditure budgets and identify cost optimization opportunities
- Prepare weekly and monthly operational, financial, occupancy, and performance reports
- Identify operational, financial, and contractual risks and implement mitigation measures
Requirements
- Bachelor's degree in Business Administration, Real Estate, Property Management, or related field
- Proven experience in property management, preferably residential or accommodation assets
- Strong knowledge of leasing, contracts, facilities management, and asset operations
- Strong financial acumen including budgeting and cost control
- Excellent stakeholder management, negotiation, and communication skills
- Strong problem solving and organizational abilities

Job Purpose
- To manage and optimize the performance of assigned assets through effective oversight of property operations, leasing activities, financial controls, stakeholder engagement, and service provider performance.
- The role is accountable for ensuring operational excellence, regulatory compliance, cost efficiency, occupancy optimization, and high quality service delivery.
Roles, Responsibilities & Duties
- Oversee the overall management and operation of assigned assets, ensuring services, facilities, and infrastructure are maintained in line with operational, contractual, and regulatory requirements.
- Monitor day to day asset performance to ensure efficient service delivery and a high standard of customer experience.
- Conduct regular inspections and audits to ensure compliance with safety, quality, and operational standards.
- Maintain accurate asset records, documentation, and regulatory submissions.
- Serve as the primary point of contact between stakeholders, tenants, management, and service providers.
- Coordinate with internal departments including Property Management, Facilities Management, and Finance.
- Review routine maintenance schedules (MFC) to ensure timely and effective execution.
- Monitor delivery of routine maintenance works against agreed plans and standards.
- Approve routine maintenance reports and KPIs.
- Oversee tenant onboarding, lease administration, renewals, unit allocation, and move in/move out processes.
- Approve move in and move out reports.
- Review unit reinstatement quotations and approve related invoices.
Client Service Contracts
- Review outsourced service contracts and monitor performance against agreed scope.
- Approve KPIs and monitor service delivery against SLAs and contractual obligations.
- Approve service contract invoices in line with agreed terms.
- Support vendor selection, contract negotiations, and performance improvement initiatives.
Financial Management
- Review and validate operational invoices, ensuring compliance with approved contracts and quotations.
- Monitor operating and capital expenditure budgets and identify opportunities for cost optimization.
- Coordinate with Finance on rent collection, outstanding balances, and aging reports.
- Track revenue, expenditure, and overall asset financial performance.
Reporting
- Prepare, review, and maintain weekly and monthly operational, financial, occupancy, and performance reports.
- Ensure reporting requirements are met in accordance with organizational standards.
- Monitor asset performance indicators and provide updates on operational and maintenance activities.
- Support the preparation of annual asset performance reviews and improvement recommendations.
Risk & Compliance
- Identify operational, financial, and contractual risks and escalate key matters as required.
- Ensure compliance with relevant regulatory, safety, and company requirements.
- Monitor insurance coverage and ensure policies remain valid and up to date.
- Identify operational risks and implement appropriate mitigation measures.
Qualifications
- Bachelor's degree in Business Administration, Real Estate, Property Management, or a related field.
- Proven experience in property management, preferably within residential or accommodation assets.
- Strong knowledge of leasing, contracts, facilities management, and asset operations.
- Strong financial acumen, including budgeting and cost control.
- Excellent stakeholder management, negotiation, and communication skills.
- Strong problem solving and organizational abilities.
