Capital Market Analyst

Role Purpose

Transaction Support and Execution

• Support real estate acquisition, disposal, and investment transactions.
• Assist with transaction analysis, due diligence, data collection, and transaction materials.
• Coordinate with clients, consultants, legal advisors, internal teams, and other stakeholders.
• Prepare and review property and investment information for investors and buyers.

Financial Modelling and Analysis

• Build and maintain Excel models for real estate investments and transactions.
• Perform DCF, IRR, NPV, cash-flow, feasibility, sensitivity, and scenario analyses.
• Support valuation and underwriting for real estate assets and portfolios.
• Analyse pricing, rental income, operating costs, financing, and exit-value assumptions.

Market Research

• Research Dubai and GCC real estate markets, investment trends, and transaction activity.
• Analyse comparable transactions, rental and sales benchmarks, demand and supply dynamics, and investment drivers.
• Monitor economic, regulatory, and real estate market developments.

Client and Investor Support

• Prepare information memorandums, pitchbooks, investment teasers, client presentations, and investment committee materials.
• Support senior team members in client and investor meetings.
• Develop knowledge of institutional investors, developers, family offices, and real estate intermediaries.

Business Development

• Identify investment opportunities and new business prospects with senior team members.
• Prepare proposals and presentations for prospective clients.
• Maintain databases of market participants, investors, developers, and transaction opportunities.
• Contribute to the firm's real estate capital markets pipeline.

Education and Experience

• A Bachelor's or Master's degree in Finance, Real Estate, Economics, Accounting, or a related discipline is required.
• Prior experience with a property consultant, real estate advisory firm, investment firm, or financial institution is preferred.
• Internship or academic experience in financial modelling, valuation, or real estate investment is advantageous.

Technical and Professional Skills

• Candidates need financial modelling, Excel, DCF, IRR, NPV, cash-flow, valuation, and real estate investment analysis knowledge.
• Strong analytical, numerical, research, presentation, and communication skills are required.
• Candidates should be able to work with large datasets and translate analysis into clear recommendations.
• CFA, RICS, or relevant professional qualifications are advantageous.
