Senior Quantity Surveyor

About The Role

Key Responsibilities

• Prepare detailed **quantity take-offs** in accordance with standard methods of measurement
• Develop and review **BOQs, cost plans, and cost estimates** aligned with current market conditions
• Analyze **drawings, specifications, and tender documents** for accuracy and completeness
• Manage the **tendering process**, including documentation, bid evaluation, and analysis
• Conduct **market research** and obtain competitive quotations from suppliers and subcontractors
• Lead **tender evaluations** and provide strategic recommendations
• Apply **cost benchmarking, value engineering, and market intelligence** to optimize procurement
• Monitor and manage **project budgets and cost to completion**
• Perform **cost vs. value analysis** throughout the project lifecycle
• Evaluate **interim payments, variations, and change orders** for cost and time impact
• Review **claims, contractual notices, insurance requirements, and bonds**
• Prepare **cash flow forecasts** and detailed cost reports, highlighting risks and variances
• Support **design-stage cost planning** (concept, schematic, and detailed design phases)
• Implement and maintain robust **cost control mechanisms**
• Identify **commercial risks** and propose cost-effective solutions
• Ensure proper handling of **Provisional Sums (PS), Prime Cost (PC) items, and adjustments**
• Maintain accurate **commercial records and project documentation**
• Liaise with **consultants, contractors, and internal stakeholders**
• Oversee **project close-out and final account settlement**

Requirements

• Minimum **8 years of experience in Quantity Surveying**
• Minimum **8 years of UAE real estate experience (mandatory)**
• Strong knowledge of **construction contracts, procurement strategies, and cost control**
• Proven experience managing **large-scale building projects**
• Excellent analytical, negotiation, and reporting skills
• Ability to work in a fast-paced, multi-project environment
