Job Overview

Support identification, assessment, underwriting, and execution of real estate acquisitions and disposals across alternative-asset funds and mandates.

Lead transaction analysis covering market research, financial modelling, returns analysis, due diligence coordination, and approval submissions.

Work under the Head of Real Estate while self-managing workload across a live transaction pipeline.

Transaction Responsibilities

  • Build cash-flow and returns models covering levered and unlevered IRR, equity multiple, yield-on-cost, exit, and sensitivity analysis.
  • Research markets, comparable transactions, pricing, and opportunities.
  • Prepare Investment Committee and Board submissions and synthesize findings into recommendations.
  • Appoint and manage valuers, lawyers, engineers, and other transaction specialists.
  • Coordinate structuring covering SPVs, fund perimeter, financing, and transaction documentation.
  • Obtain governance, risk, compliance, and Shari'a sign-off and maintain the deal pipeline tracker.
  • Support transfer of leases, authorities, and documentation and contribute to the initial asset business plan.
  • Support portfolio analysis, valuations, and reporting during quieter transaction periods.

Skills and Experience

  • MBA, CA, or an engineering degree.
  • Approximately 15 years of experience in M&A, investment banking, asset management, or private equity.
  • Strong background in direct deal execution, private equity investments, and transaction management.
  • Expertise in financial modelling, valuation, due diligence, and investment analysis.
  • Experience in deal origination, structuring, and legal and commercial transaction documentation.
  • Advanced proficiency in Excel and PowerPoint, with strong presentation and stakeholder management skills.
  • Proven ability to prepare investment papers, business cases, and deal presentations.

Regulatory Context

  • Work must comply with DFSA Collective Investment Rules and international best practice for real estate funds.
  • Support Shari'a screening and structuring of transactions.
