Role overview

Support a large-scale semiconductor manufacturing program in the Phoenix area.

Provide mechanical estimating, cost planning, cost control, change management, and commercial support for cleanroom, process utility, and high-tech manufacturing projects.

Relevant project environments may include semiconductor, advanced technology, data center, pharmaceutical, life sciences, and industrial manufacturing.

Responsibilities

  • Develop estimates for all design and construction phases, including conceptual, schematic, design development, and construction documents.
  • Perform quantity takeoffs for HVAC, piping, plumbing, process mechanical, cleanroom, and associated infrastructure systems.
  • Review drawings, specifications, vendor packages, and contractor proposals for scope and pricing accuracy.
  • Manage cost planning, forecasting, reporting, budgets, commitments, expenditures, and projected costs.
  • Analyze bids, negotiate commercial recommendations, and review or negotiate change orders, claims, and cost proposals.
  • Identify cost risks and opportunities, support value engineering and constructability reviews, and advise on procurement and contract awards.
  • Track labor trends, material pricing, market conditions, and escalation impacts.
  • Collaborate with project management, engineering, procurement, scheduling, and construction teams.
  • Prepare executive-level cost reports and presentations.
  • Mentor junior estimators and cost management professionals.
  • Ensure activities comply with company standards and client requirements.
  • Adhere to applicable SOX control responsibilities.

Qualifications

  • Bachelor's degree in construction management, quantity surveying, engineering, or a related field.
  • At least 7 years of relevant experience on large-scale construction projects.
  • Experience with highly technical capital projects, including semiconductor, advanced technology, manufacturing, data center, pharmaceutical, or life sciences environments.
  • Strong understanding of HVAC, plumbing, process piping, cleanroom systems, central utility plants, and mechanical infrastructure.
  • Experience with quantity takeoffs, estimates from conceptual design through construction, and cost plans.
  • Experience reviewing bids, subcontractor proposals, change orders, and claims.
  • Knowledge of construction costs, labor productivity, material pricing, procurement strategies, market conditions, project controls, scheduling interfaces, and commercial management.
  • Proficiency with CostX, Bluebeam, Excel, RSMeans, or similar estimating and cost management tools.
  • Professional certification such as CCP, CEP, MRICS, or PQS is advantageous.
