Job Description

The Senior Delay Analyst will join the Riyadh team and advise clients on time-related construction claims through forensic analysis of project information and data.

The role supports prestigious construction and infrastructure projects across the GCC.

Main Responsibilities

  • Prepare and defend extension of time claims, including critical path delay analysis and claim narratives.
  • Work with project teams to identify delay events for claim submissions.
  • Apply industry-standard delay analysis methodologies to analyze and quantify construction delays.
  • Prepare analytical reports establishing cause and effect and demonstrating entitlement to extension of time.
  • Undertake programme critiques and delay analysis critiques.
  • Evaluate programme updates, schedule integrity, and forensic programme reviews.
  • Present analytical findings and recommendations clearly and persuasively to clients.
  • Support Delay Experts on construction disputes through fact-finding, detailed analysis, delay quantification, findings presentation, and report writing.

Qualifications

  • A degree qualification is required.
  • Membership of a relevant engineering or construction professional body is desirable but not essential.
  • Previous experience in a claims consultancy firm is required.
  • Experience in project planning and controls is required.
  • The role requires 8–10 years of forensic planning experience working solely in delay analysis.

Technical Skills

  • Hands-on experience with prospective and retrospective delay analysis methods is required.
  • Candidates must understand the assumptions, advantages, disadvantages, and suitability of different delay analysis methods.
  • Required recognized methodologies include Impacted As-Planned, Time Impact Analysis, Windows Analysis, As-Planned vs As-Built, and Collapsed As-Built.
  • Proficiency with Primavera P6, Microsoft Project, Asta Powerproject, or other planning software is required.
  • Familiarity with FIDIC contracts or equivalent is required.

  • Excellent report writing and presentation skills.
  • Strong understanding of CPM scheduling principles.
  • Attention to detail and commitment to quality.
  • Ability to work independently and manage multiple commissions.
  • Strong stakeholder management and communication skills.
