Role Overview

Facilities and Maintenance

• Coordinate, manage, and monitor facilities management and maintenance services delivered across Dubai-managed sites.
• Manage service-provider and AMC-deliverer KPIs and prepare monthly reports for landlords.
• Monitor adherence to FM policies and procedures and manage health, safety, and environmental issues.
• Oversee annual maintenance contractor performance and maintain landlord properties to a high standard.

Inspections and Stakeholders

• Attend client meetings and provide detailed consultative reports.
• Conduct regular property inspections with documented and auditable findings and recommendations.
• Meet service providers to review reports, critique performance, motivate contractors, and initiate performance reviews where necessary.
• Enforce building regulations, local community laws, lease conditions, and legal and health and safety requirements.
• Ensure tenants comply with lease terms in conjunction with Property Managers.

Projects and Commercial Management

• Oversee move-in, move-out, and fit-out procedures and recommend improvements.
• Coordinate fit-out projects at commercial assets, including office and retail fit-outs, common-area refurbishments, and in-unit upgrades.
• Develop and manage FM tender processes and a pre-qualified contractor directory.
• Review and authorize service-provider invoices and work with accounts on supplier payments.
• Reduce unit downtime and time under maintenance to limit revenue loss.

Skills, Knowledge and Experience

• Minimum 5–7 years of facilities management experience with quality providers.
• Must be based in Dubai and have strong knowledge of Dubai rules, regulations, compliance, contractors, and providers.
• Technical or engineering degree with experience relevant to residential, commercial, and industrial properties.
• Experience using AutoCAD, Microsoft modules, and CAFM.
• Intermediate Microsoft Office proficiency.
• Strong communication skills for contractors, property managers, tenants, and clients.
• Highly motivated and extremely well organized.
