This role involves managing budgets, timelines,
subcontractors, and quality standards for commercial and residential spaces.
The manager
ensures that spaces are functional, aesthetically pleasing, and aligned with brand requirements
by leveraging expertise in finishes, joinery, and site coordination.
The position demands strong
leadership, diplomacy, technical knowledge (e.g., flooring, ceilings, electrical systems), and the
ability to transform bare shells into high-quality, usable environments, particularly for luxury or
fast-track projects.
Responsibilities
- Oversee the entire project lifecycle, from design concept to final handover, ensuring seamless execution.
- Develop detailed project timelines, monitor progress, and proactively address delays or challenges.
- Coordinate and supervise site activities, ensuring smooth collaboration among subcontractors and trades.
- Manage project timelines, budgets, and resources to ensure successful delivery.
- Source, negotiate, and manage relationships with suppliers, contractors, and vendors to ensure cost efficiency and quality.
- Ensure exceptional quality standards for all finishes, including paint, flooring, joinery, ceilings, partitions, and more.
- Conduct regular site inspections to ensure compliance with design specifications, safety standards, and quality benchmarks.
- Manage project budgets, track expenditures, and ensure financial accountability while meeting deadlines.
- Review and interpret technical drawings, specifications, and documentation to ensure accuracy and compliance with regulatory standards.
- Implement and enforce health and safety protocols across all project sites.
- Collaborate with stakeholders, designers, architects, and internal teams to align project goals and expectations.
- Identify risks, develop mitigation strategies, and resolve issues promptly to maintain project momentum.
Qualifications
- Minimum 8–12 years of progressive experience in the interior fit-out industry, with a proven
- track record in delivering luxury villas, high-end residential, and premium hospitality projects in Dubai.
- Tier 1 Fit-Out Contractor, Client representative or PMC experience.
- Demonstrated experience managing complex, high-value fit-out projects involving bespoke architectural finishes, custom joinery, premium stone works, specialist systems, and high-end materials.
- Strong experience in commercial and contractual management, including budget control, cost forecasting, variation management, subcontractor procurement, and progress payment certification.
- Solid background in fast-track luxury projects, where quality, precision, attention to detail, and strict timelines are critical.
