Role Overview

Maintenance Operations

• Supervise HVAC, electrical, plumbing, carpentry, painting, and minor civil maintenance works.
• Implement planned preventive maintenance and reactive maintenance schedules.
• Conduct routine inspections of equipment, systems, and building fabric.

Building Upkeep and Unit Turn

• Maintain building condition and appearance across common areas, parking, and service spaces.
• Inspect vacant units and prepare rectification scopes of work.
• Coordinate MEP and civil work for unit readiness and complete it within agreed turnaround timelines.
• Conduct final inspections before handover.

Team Supervision

• Supervise technicians, helpers, and outsourced contractors.
• Allocate daily tasks and monitor work progress, quality, safety, and productivity.

Compliance and HSE

• Ensure work complies with Dubai Municipality requirements, DEWA regulations, and Civil Defense standards.
• Enforce health, safety, and environment procedures on site.

Tenant Service and Reporting

• Manage tenant complaints and service requests within SLA timelines.
• Maintain work orders, inspection records, and maintenance logs.
• Prepare periodic reports on maintenance status, issues, and performance.

Cost Control

• Monitor materials and resource usage and support cost control and budget adherence.

Skills and Competencies

• Strong knowledge of MEP systems and building fabric maintenance.
• Familiarity with CAFM systems, leadership, troubleshooting, communication, and tenant handling.
• Knowledge of UAE regulatory requirements.

Qualifications and Experience

• Three to seven years of maintenance supervision experience in real estate or facilities management.
• Experience managing residential or commercial properties in the UAE.
• Diploma or bachelor's degree in mechanical, electrical, or civil engineering preferred.
• Technical certification in HVAC or MEP maintenance preferred.

Compensation

• Pay is AED 5,500 to AED 6,500 per month.
