Interior Fit Out Managing Quantity Surveyor

About the Role

Leadership and Team Management

• Lead, supervise, mentor, and allocate responsibilities to Senior, Intermediate, and Junior Quantity Surveyors.
• Monitor deliverables against procurement and construction programmes.
• Coordinate commercial delivery with project, site, design, procurement, and other teams.

Procurement and Subcontractors

• Own and review procurement strategies and package splits for joinery, MEP, flooring, ceilings, partitions, painting, glazing, finishes, signage, and FF&E.
• Manage enquiries, tender clarifications, tender analysis, negotiation, and subcontract awards.
• Review BOQs, schedules of rates, scopes, and pricing schedules for accuracy and completeness.
• Maintain approved subcontractor and supplier databases and track performance.

Cost and Contract Management

• Oversee valuations, payment applications, cost reports, cash flow forecasts, and cost-to-complete forecasts.
• Manage cost control, value engineering, retentions, provisional sums, and prime cost adjustments.
• Administer main contract and subcontract conditions, including FIDIC or equivalent forms.
• Manage variations, claims, EOT assessments, payment applications, retention releases, and final accounts.
• Maintain contractual documentation, subcontract registers, and variation registers.

Reporting and Stakeholder Liaison

• Serve as the QS point of contact for clients, consultants, subcontractors, and suppliers.
• Present cost, procurement, financial status, and commercial risks to clients and senior management.
• Maintain project cost, procurement, contract, drawing, correspondence, and audit records.

Risk and Value Management

• Identify cost and procurement risks throughout the post-contract project lifecycle.
• Conduct value engineering workshops and advise on cost and programme effects of design changes and substitutions.

Strategic and Departmental Support

• Support commercial leadership with planning, resource allocation, business development, proposals, and fee or tender submissions.
• Implement standard commercial and procurement procedures, templates, and best practices across projects.

Requirements

• Diploma in Quantity Surveying or Engineering in Civil, MEP, or Interior Design and Build.
• Bachelor's degree in Quantity Surveying or Engineering in Civil or MEP.
• Minimum of 10–12 years in the related field.
• Substantial post-contract and procurement experience in interior fit-out or Design and Build contractors.
• Proven experience in subcontractor procurement, tendering, and Design and Build environments.
• Strong knowledge of FIDIC contracts, bespoke fit-out subcontract forms, and Methods of Measurement.
• Extensive understanding of fit-out construction technology, materials, and regulatory requirements.

Professional Standards

• Comply with company procedures and professional standards such as RICS or AIQS.
• Keep current with market and subcontractor rates, fit-out construction methods, and materials.
