Fit-Out Site Project Manager

Role Overview

Project Management and Site Execution

• Manage day-to-day execution of assigned fit-out projects.
• Prepare schedules, coordinate manpower and resources, monitor progress, and take corrective action for delays.
• Ensure works comply with approved drawings, specifications, BOQs, and project requirements.
• Conduct site inspections and coordinate civil, architectural, MEP, HVAC, electrical, plumbing, fire and life safety, and specialist works.

Internal Team Coordination

• Coordinate between the site team and internal design, procurement, sales, commercial, accounts, and management teams.
• Communicate site progress, delays, material requirements, decisions, and outstanding issues.
• Coordinate procurement so materials and equipment are ordered and delivered according to the project schedule.

Subcontractor and Supplier Management

• Coordinate and supervise subcontractors, suppliers, and specialist contractors.
• Ensure subcontractors follow approved schedules, drawings, specifications, and quality requirements.
• Monitor manpower, productivity, material deliveries, delays, and performance issues.

Schedule and Delivery

• Develop and update project schedules and work programs.
• Monitor critical activities, pending work, material requirements, approvals, inspections, and client decisions.
• Escalate potential delays and prepare recovery plans when projects fall behind schedule.
• Complete projects within committed handover dates.

Quality, Safety, and Compliance

• Ensure works comply with authority requirements, applicable regulations, and project HSE requirements.
• Coordinate inspections, testing, commissioning, and approvals.
• Identify defects and ensure rectification is completed before handover.

Client and Consultant Coordination

• Attend site meetings and maintain professional communication with clients, consultants, contractors, and stakeholders.
• Address site queries, track comments and approvals, and maintain records of correspondence and site instructions.

Handover and Project Closure

• Manage snagging, de-snagging, final inspections, and completion activities.
• Coordinate testing and commissioning of relevant systems.
• Collect and submit as-built drawings, warranties, manuals, certificates, and other handover documents.

Candidate Requirements

• Bachelor’s degree or diploma in Civil Engineering, Architecture, Construction Management, or a related field.
• Three to seven years of fit-out project management experience, preferably in the UAE.
• Knowledge of commercial, retail, hospitality, or healthcare fit-out projects and architectural and MEP coordination.
• Ability to read construction drawings, specifications, and BOQs and manage multiple subcontractors and activities.
• Proficiency in MS Office and project scheduling tools.

Additional Skills

• Excellent coordination and communication, strong problem-solving and decision-making, and strong project scheduling and site execution skills.
• UAE driving license is preferred.
