Director - Finance

Role Overview

Finance Leadership

• Formulate and implement business and financial strategies supporting company objectives.
• Develop finance policies and procedures aligned with business requirements and best practices.
• Establish and scale the finance function.
• Lead forecasting, financial modeling, budgeting, and long-term financial planning.
• Oversee accounting, treasury, tax, financial reporting, and management reporting.

Risk, Capital, and Partnerships

• Implement internal controls and risk management frameworks.
• Manage shareholder relations and agreements with developers, operators, and joint venture partners.
• Manage joint venture funding commitments, profit sharing, dividend mechanisms, equity calls, and debt management.
• Optimize equity utilization and maintain debt covenants and related ratios.
• Monitor project costs, funding, timelines, capital expenditure, and financial feasibility.

Reporting and Compliance

• Prepare and present financial reports to the board and shareholders.
• Ensure timely IFRS- or GAAP-compliant audited financial statements and group reporting.
• Develop external relationships with auditors, bankers, and statutory organizations.
• Ensure compliance with tax laws, regulatory filings, and corporate governance standards.
• Oversee insurance strategies for construction and operational phases.

Systems and Operations

• Control and direct payables, receivables, payroll, intercompany transactions, and transfer pricing policies.
• Implement ERP and financial systems for project accounting, revenue management, accounting, and reporting.
• Evaluate operator performance against financial KPIs and implement financial risk mitigation strategies.

Qualifications and Requirements

• Bachelor's degree in finance, accounting, economics, or business administration.
• Master's degree and a professional qualification such as CPA, CA, ACCA, or CFA are mandatory.
• 15 or more years of progressive financial leadership experience.
• Extensive exposure to large-scale development, real estate, hospitality, theme park operations, or corporate holding structures.
• Advanced knowledge of IFRS or GAAP, corporate finance, financial modeling, and ERP systems.
• Exceptional negotiation, risk management, and governance skills for multi-party agreements.
