Job Purpose
Ensure buildings, architectural assets, and external areas are maintained in a safe, functional, and aesthetically acceptable condition.
Monitor maintenance quality, conduct inspections and audits, assess asset conditions, and recommend corrective and preventive actions.
Ensure compliance with KAUST standards, specifications, applicable building codes, and maintenance best practices.
Key Responsibilities
- Monitor service-provider maintenance quality and inspect existing facilities, ongoing work, and completed work for compliance.
- Participate in construction inspections, handovers, walkthroughs, snagging, and verification of rectification works.
- Audit preventive and reactive maintenance programs, work orders, schedules, recurring issues, and backlog-reduction initiatives.
- Assess civil and architectural assets and recommend repair, refurbishment, or replacement.
- Review maintenance plans, task lists, failure modes, failure codes, and causes and recommend improvements.
- Investigate incidents and failures, conduct root cause analysis, and recommend actions to prevent recurrence.
- Prepare inspection, audit, condition assessment, and maintenance reports with technical recommendations.
- Ensure maintenance complies with KAUST standards, specifications, building codes, and industry best practices.
Qualifications and Experience
- Bachelor's degree in Civil Engineering, Architecture, or an equivalent discipline.
- At least 5 years of relevant experience in building maintenance, civil or architectural inspections, audits, construction, or facilities management.
- Experience in design, construction, quality inspection, project handover, and snagging is desirable.
- Experience with CMMS such as SAP or Maximo is desirable.
Technical Competencies
- Working knowledge of AutoCAD, Microsoft Office, building construction, architectural finishes, civil works, and maintenance practices.
- Working knowledge of applicable building codes, standards, and specifications.
- Ability to conduct inspections, audits, condition assessments, root cause analysis, and mid-level data analysis.
- Familiarity with USGBC LEED requirements is desirable.
- Excellent written and spoken English and strong analytical, problem-solving, communication, and reporting skills.
