Business Head / Head of Operations / Operations Manager – Short Term Rentals
About The Role
Artha Realty is expanding into a new business vertical – Short Term Rentals / Executive Accommodation.
We are seeking an experienced, entrepreneurial, and result-driven Business Head / Head of Operations / Operations Manager to lead this division from setup to scale.
The selected candidate will be responsible for the complete P&L, business strategy, operational execution, team building, compliance, and revenue growth of the Short Term Rentals business.
This is a senior leadership role for someone who can independently build and manage the business end-to-end.
Business Setup & Strategy
- Develop and execute the business plan for Artha Realty’s Short Term Rentals division.
- Identify market opportunities, target customer segments, and pricing strategies.
- Build a scalable operational framework for growth.
- Establish SOPs, policies, and service standards.
Operations Management
- Oversee daily operations of all managed units/properties.
- Manage onboarding of property owners and acquisition of inventory.
- Ensure smooth guest check-ins/check-outs, housekeeping, maintenance, and customer support.
- Monitor occupancy, ADR (Average Daily Rate), RevPAR (revenue per available room), guest satisfaction, and profitability.
Sales & Revenue Growth
- Drive bookings through multiple channels such as Airbnb, Expedia, direct bookings, and corporate tie-ups.
- Optimize pricing through dynamic revenue management tools.
- Build relationships with landlords, investors, and corporate clients.
- Increase portfolio size and revenue streams.
Compliance & Legal
- Ensure all operations comply with Dubai Tourism / DTCM / DET regulations and licensing requirements.
- Manage contracts, owner agreements, tenancy compliance, and guest policies.
- Coordinate with internal legal / finance teams where required.
Team Leadership
- Recruit, train, and manage operations staff, reservations team, housekeeping vendors, and maintenance partners.
- Build a high-performance culture with accountability and customer excellence.
Financial Management
- Own budgeting, forecasting, cost control, and profitability of the vertical.
- Prepare MIS reports and present business performance to management.
Required Qualifications & Experience
- Bachelor’s degree in Business Administration, Hospitality, Real Estate, or related field.
- Minimum
- 5+ years of experience
- in Short Term Rentals / Holiday Homes / Hospitality Operations.
- Proven experience in launching or managing Airbnb / Holiday Homes businesses in Dubai/UAE.
- Strong understanding of DTCM / DET regulations and licensing.
- Demonstrated success in scaling operations and revenue growth.
- Strong leadership, commercial acumen, and operational expertise.
- Experience with PMS (Property Management System), channel managers, CRM, and revenue management tools preferred.
- Own car and license is a must
