Associate Director - Construction Management

Role overview

Executive leadership and client relations

• Serve as lead client representative and primary contact throughout all project phases.
• Direct project management teams and integrate owner staff, regulatory agencies, and stakeholders.
• Advise on delivery methods, risk mitigation, procurement strategies, and alternative delivery approaches.

Planning and design oversight

• Support scope development, budget validation, delivery strategy, cost modeling, and schedule frameworks.
• Prepare alternative delivery procurement documents and facilitate stakeholder alignment.
• Oversee design compliance with Qatar Building Code, regulations, and owner specifications.
• Review consultant deliverables and coordinate value engineering and risk mitigation.

Construction and closeout

• Oversee cost controls, change management, financial forecasting, budgets, schedule performance, and risk mitigation.
• Coordinate contractors, inspectors, regulatory agencies, and procurement processes.
• Oversee substantial completion, documentation turnover, warranty administration, and financial reconciliation.

Required qualifications

• 20+ years of progressively responsible project and construction management experience.
• Experience leading capital projects exceeding $100 million in construction value.
• Experience delivering complex facilities in regulated environments.
• Expertise with Progressive Design-Build and traditional Design-Build methods.
• Experience managing fast-track, multi-phase construction programs.
• Strong knowledge of budgets, schedules, scope, procurement, contracts, risk, codes, compliance, and quality assurance.
• Excellent client communication skills, executive presence, analytical ability, and strategic thinking.

Preferred qualifications

• Experience with institutional or public sector clients and alternative procurement methods.
• Experience with Lean construction, Middle East construction practices, mega-projects, or complex facilities.
• Experience with multicultural team leadership and expatriate workforce management.
• PMP certification or equivalent, and experience with BIM and digital project delivery tools.
