Accounting and Reporting
- Maintain accurate books for multiple Owners Associations and Master Communities.
- Allocate shared costs across towers and common areas and monitor fund utilization against approved budgets.
- Prepare monthly and annual financial reports, analyse variances, and support timely month-end and year-end close.
Budgeting and Payables
- Assist with annual service charge budgets and revised forecasts and flag expenditure overruns proactively.
- Process vendor invoices, monitor aged payables, ensure timely payments, reconcile vendor balances, and address disputes.
- Reconcile the accounts payable ledger to the general ledger and coordinate with operations team members.
Receivables and General Ledger
- Manage Owners' receivables, monitor aging, support collection follow-ups, and reconcile owner accounts.
- Perform monthly bank, fund, inter-entity, and balance sheet reconciliations.
- Review and approve journal entries, accruals, and provisions.
Compliance and Team Support
- Ensure compliance with Owners Association regulations and assist with VAT reports and filing.
- Support audits through audit confirmations and schedules.
- Support the Finance Manager with budgets, reporting packs, reconciliations, automation, and continuous improvement.
Qualifications
- Bachelor's degree in Accounting, Finance, or Business.
- CA, CPA, ACCA, or a Master's degree in Finance is required.
Experience and Competencies
- At least eight years of finance experience, preferably in property management or Owners Association accounting.
- Experience handling full-cycle accounts payable, accounts receivable, and general ledger accounting.
- Experience in budgeting, MIS reporting, aging analysis, and monthly financial report preparation.
- Hands-on experience in VAT reporting and compliance, including filing requirements.
- Proficiency in ERP systems is required; property management platforms and Oracle Fusion are preferred.
