- Underwrite income producing commercial real estate using Excel, including Direct Cap and DCF analysis
- Create, summarize, and walk through complex financial modelling scenarios
- Review and interpret various real estate documents (leases, appraisals, budgets, etc.)
- Develop content, write presentation packages, and offering memoranda
- Coordinate with debt/equity team members to underwrite based on debt placement scenarios
- Gather and track critical financial data points for research and negotiation
- Present results of analyses in formal client settings
Requirements
- Minimum of 2 years of underwriting experience, preferably in commercial real estate
- Fluently bilingual in French and English (spoken and written)
- Bachelor's degree in Finance, Business, Commerce or related field
- Advanced proficiency in Microsoft Excel
- Experience with financial models, cash flows, IRR, DCF, Cash on Cash analysis
- Excellent verbal and written communication skills
- Ability to multi task and meet tight deadlines

About the Role
- The Financial Analyst will be dedicated to supporting a high volume and industry leading investment sale team in Montreal, QC.
- You will have ultimate ownership in the valuation and underwriting process, including financials during pitches and financial due diligence with prospective purchasers.
- This position is part of a collaborative environment with brokers, marketing and brokerage operations.
In this role, you will...
- Underwrite and value potential development sites for highest and best use through land residuals and development proformas across Quebec.
- Underwrite income producing commercial real estate using Excel, including Direct Cap and DCF analysis.
- Create, summarize, and walk through complex financial modelling scenarios, while providing commentary on impact of various assumptions.
- Review, analyze, comprehend, abstract, and interpret various types of real estate documents.
- Develop content, write presentation packages, and offering memoranda.
- Coordinate with debt/equity team members to underwrite based on debt placement scenarios.
- Gather and track critical financial data points for research and negotiation purposes.
- Present results of analyses in formal client settings to audiences with a wide range of financial acumen.
What You'll Bring
- 2+ years underwriting experience, with a strong preference for experience in commercial real estate.
- Fluently bilingual in French and English (spoken and written) is a must.
- Bachelor's degree in Finance, Business, Commerce or a related field.
- Analytical and research skills with high data quality and minimal error.
- Experience with developing financial models, cash flows, IRR, DCF, Cash on Cash analysis, etc.
- Microsoft Excel is a must.
- Excellent verbal and written communication skills.
- Ability to multi task and meet tight deadlines.
