Purpose of the Role
- The Senior Manager is responsible for managing independently all contractual and commercial functions for assigned development projects, ensuring effective contract administration from award through project close out.
Primary Responsibilities
- Administer Contracts and ensure compliance with all contractual requirements throughout the project lifecycle.
- Monitor cost movements, cash flow, and budget utilization to ensure projects are delivered within approved budgets.
- Implement and manage a robust Change Management process aligned with project financing and reporting requirements.
- Assess the commercial impact of design changes, scope variations, and schedule adjustments.
- Drive proactive dispute avoidance strategies and manage dispute resolution during project execution.
- Evaluate payment applications, provide payment recommendations, and issue necessary certifications.
- Assess, negotiate, and resolve contractor claims including Extension of Time in line with contractual provisions.
- Prepare, negotiate, and finalize accounts to achieve successful project close out.
- Review, Evaluate and formalize contractor and consultant variation submissions and other estimates such Requests for Change (RFCs).
- Conduct commercial negotiations related to variations and changes and formalize Variation Orders.
- Develop and maintain a cost database for benchmarking and cost management.
- Coordinate with project managers, design consultants, contractors, finance, and legal teams, and provide strategic commercial advice.
Qualification
- Degree in Quantity Surveying, Engineering, Construction Management, or related field.
Experience
- 15+ years of experience in contracts and commercial management, preferably in mixed use or large scale developments.
Skills
- Expert in contract administration, commercial management, and change control across the full project lifecycle
- Strong cost management and control capabilities, including budget management, forecasting, cash flow, and final accounts
- Advanced expertise in managing variations, claims, and dispute avoidance and resolution
- Proven negotiation skills with contractors, consultants, and stakeholders
- Thorough knowledge of standard forms of contract (FIDIC or equivalent)
- Proactive in identifying commercial risks and value add opportunities
- Excellent communication and stakeholder management skills
- Strong time management and prioritization skills
- High to mid level proficiency in using AI tools for time management, reporting, presentations, and related project tasks.
