Job Purpose
Lead and manage the Quantity Surveyor function across high-end fit-out, joinery, aluminium, glass, and interior finishing projects.
Oversee cost planning, budgeting, tendering, procurement, commercial control, variations, valuations, value engineering, and commercial reporting.
Manage the QS team and provide accurate commercial information to support management decision-making.
Key Responsibilities
- Assign QS team tasks, set priorities, review outputs for accuracy, and coordinate approvals before documents or submissions are released.
- Prepare component-level BOQs and raw-material lists for high-end joinery in residential and office environments.
- Maintain knowledge of major local aluminium and glass manufacturers, products, and commercial rates.
- Maintain knowledge of interior finishing materials used in the local market, including products and commercial rates.
- Understand installation processes and manpower requirements for fit-out projects.
- Prepare tender packages for subcontracted joinery, aluminium, glass, flooring, and related disciplines.
- Track each contract item's budget and cost performance against approved budgets.
- Identify cost variations and support valuation of changes during project execution.
- Suggest value-engineering options during tendering and post-contract delivery.
- Prepare commercial reports and financial summaries for management decision-making.
Requirements and Qualifications
- Have at least 10 years of experience in Dubai-based fit-out companies.
- Hold a bachelor's degree in quantity surveying, Civil Engineering, or a related field.
- Have strong UAE construction or main contracting experience.
- Have expertise in BOQ, estimation, cost control, variations, claims, EOT, and final accounts.
- Have experience in both pre-contract and post-contract work.
- Demonstrate strong negotiation, commercial, analytical, and reporting skills.
- Be proficient in MS Excel and QS or commercial software.
- Immediate joiners are preferred.
- A valid UAE driving license is preferred.
