Responsibilities
- Lead and manage the Quantity Surveying team throughout the project lifecycle
- Prepare, monitor, and control project budgets, forecasts, and cost reports
- Ensure strict adherence to approved project budgets and commercial objectives
- Evaluate, negotiate, and administer subcontract agreements and supplier packages
- Review and certify subcontractor and supplier payment applications
- Manage variation orders, change management, contractual claims, and final account settlements
- Monitor project cash flow and ensure timely invoicing and payment certifications
- Conduct cost analysis, value engineering, and cost optimization initiatives
- Prepare monthly commercial reports, financial forecasts, and project cost performance updates
- Identify commercial risks and recommend strategies to mitigate financial exposure
- Coordinate with project managers, planning engineers, procurement teams, consultants, and clients on commercial matters
- Ensure compliance with contractual obligations, project specifications, and company commercial procedures
Requirements
- 8–12 years of experience in Quantity Surveying, commercial management, or construction cost management
- Minimum 4 years of UAE experience in a QS Team Leader or Senior Quantity Surveyor role
- Bachelor’s degree in quantity surveying, Civil Engineering, Construction Management, or related discipline
- Proven experience in luxury villas, residential, commercial, hospitality, or mixed use construction projects
- Fluency in English (Turkish preferred)
- Strong knowledge of cost planning, budgeting, procurement, subcontract management, and contract administration
- Experience managing variations, claims, payment certifications, and final accounts
- Good understanding of FIDIC contracts and UAE construction contract practices
- Proficiency in Microsoft Excel, Microsoft Office, and quantity surveying/commercial management software
- Professional membership such as MRICS, AIQS, or equivalent is an advantage

About the Role
- We are seeking an experienced QS Team Leader to serve as the commercial custodian of our villa development projects.

Qualifications
