Operations Manager

Role Overview

Team and Building Operations

• Lead, mentor, and develop a multidisciplinary operations and technical services team.
• Implement preventive maintenance and oversee repairs across HVAC, mechanical, plumbing, lighting, electrical, elevating, and life safety systems.
• Oversee building automation systems, property inspections, tenant service requests, and technical deficiency resolution.
• Manage environmental programs, waste, recycling, and hazardous materials management.

Financial and Capital Management

• Prepare annual operating and capital budgets, manage expense controls, and perform variance analysis.
• Deliver quarterly departmental activity and financial performance reports.
• Prepare specifications, tender and award contracts under procurement policies.
• Manage capital projects and tenant construction, including permits and stakeholder coordination.

Energy, Compliance, and Risk

• Manage energy performance, utility consumption, utility contracts, and tenant utility charge-back data.
• Implement energy efficiency opportunities and contribute to decarbonization and net-zero initiatives.
• Maintain fire safety, emergency, disaster, asbestos, construction, and energy management plans.
• Implement occupational health and safety, compliance, and risk management programs and liaise with authorities.

Experience and Qualifications

• 10+ years of progressive building operations experience in a Class A commercial office environment.
• Leadership experience managing technical and trades staff in a unionized setting.
• Strong knowledge of HVAC, BAS, electrical, life safety, and building envelope systems.
• Experience managing complex capital projects and multi-million-dollar operating budgets.

Education and Technical Qualifications

• Post-secondary education in Engineering Technology, Facilities Management, or a related discipline.
• Knowledge of the Ontario Building Code, ESA, TSSA, CSA, OHSA, and other applicable regulations.
• Proficiency with CMMS and building automation platforms.
• Familiarity with BOMA Best, LEED, or equivalent certifications and FMA, RPA, or CEM designations is an asset.

Compensation

• The expected annualized base salary range is $110,000 to $125,000.
• The total rewards package may include performance-based incentives, health and dental benefits, a pension plan, and paid time off.

Workplace

• The role is responsible for operations at 145 King Street West in Toronto.
