Hard Services Supervisor

Job Purpose

Hard Services Operations

• Manage maintenance and repair of access equipment, air conditioning, building fabric, lifts, escalators, fire and security systems, generators, electrical systems, lighting, water and plumbing, UPS, HVAC, CCTV, and access control hardware.
• Manage hard service suppliers and ensure safe, secure, cost-effective, and high-quality delivery and staffing levels.
• Develop policies, procedures, technical scopes of work, operating manuals, and instructions and ensure suppliers follow them.
• Develop and manage supplier KPIs and SLAs and identify process improvements when targets are missed.
• Implement electronic systems, smart solutions, and innovations to improve existing processes.

Compliance and Financial Control

• Use and maintain compliance with the integrated management system, SHEQ requirements, and Building Management System.
• Prepare budget inputs, monitor actual costs against budgets, provide financial performance data, and review and endorse invoices.
• Conduct site audits and safety reviews, audits, and inspections of hard service and preventive maintenance activities.
• Maintain hard service records and ensure compliance with applicable laws, regulations, and civil defense, municipality, and police requirements.

People and Stakeholder Management

• Identify learning, development, training, and succession opportunities for supplier team members.
• Manage stakeholder and tenant relationships through regular visits, timely responses, issue resolution, and service improvements.
• Oversee effective services for internal and external customers and maintain professional relationships with company stakeholders and tenants.

Work Environment

• The role operates in a multi-tenanted commercial building and includes regular site audits, inspections, maintenance oversight, and physical asset management.

Minimum Requirements

• A bachelor's degree in Engineering or professional and vocational qualifications, including industrial standards certification such as IFMA, is required.
• Six to eight years of experience in facilities management hard service operations in a performance-managed environment is required.
• At least five years of facilities management operations experience in the GCC is required.
• Previous experience managing multi-tenanted buildings and direct hard service delivery teams is preferred.
• Strong English communication, report preparation, computer, organizational, coordination, team-building, listening, commercial, and judgment skills are required.
