Finance Manager (Real Estate)

About the Role

Key Requirements

• Minimum 8 years of real estate financial and accounting experience.
• At least 5 years of operational management experience in large-scale residential or mixed-use developments in KSA or the GCC.
• A degree in Finance, Accounting, or Business Administration is required.
• CPA, ACCA, CMA, or equivalent accreditation is strongly preferred.
• Knowledge of ZATCA requirements, including VAT, e-invoicing, WHT, and Zakat, is required.
• Working knowledge of IFRS standards and REGA guidelines is required.
• Proficiency in Yardi, Yarn, or similar property management systems is required.
• Fluent written and spoken English is required; Arabic proficiency is highly valued.

Financial Leadership and Reporting

• Oversee financial operations for a residential community with more than 1,100 units.
• Prepare monthly management accounts, quarterly financial statements, and annual audited accounts.
• Maintain open-book records with real-time transparency for ownership review.
• Lead budgeting, forecasting, and variance analysis processes.

Revenue and Income Management

• Direct rent billing, collection operations, and revenue reconciliation across residential and commercial portfolios.
• Oversee utility sub-metering, rebilling, and deposit management.
• Prepare revenue forecasts and annual rent benchmarking reports.
• Monitor and optimize retail, amenities, and other non-residential revenue streams.

Budget and Cost Control

• Develop annual operating and capital budgets with operational leadership.
• Monitor expenditure against approved budgets and implement variance mitigation strategies.
• Ensure competitive procurement practices and contract cost control.
• Drive cost efficiency while maintaining premium service standards.

Compliance and Governance

• Ensure compliance with Saudi tax regulations and statutory filing requirements.
• Maintain segregated financial accounts and support internal control frameworks.
• Coordinate with internal and external auditors and provide audit documentation.
• Implement and monitor financial policies, procedures, and approval workflows.

Team and Strategic Contribution

• Lead and develop a finance team including collection specialists and finance officers.
• Collaborate with facilities contractors, property, leasing, and operations teams on financial planning.
• Provide financial insights and analysis for strategic decision-making.
• Support asset value, operational efficiency, ESG tracking, and bad debt control initiatives.
