Responsibilities
- Develop and oversee planned preventive maintenance schedules across all properties.
- Manage reactive maintenance workflows and resolve resident-reported issues promptly.
- Maintain building systems, MEP infrastructure, and common areas to a high standard.
- Conduct building inspections and audits to identify and resolve issues proactively.
- Lead technicians and housekeeping staff across multiple properties.
- Set performance targets, conduct reviews, and deliver training programs.
- Build team capability through SOPs, onboarding, and skills development.
- Manage vendors, service contracts, and procurement of facilities supplies and services.
- Monitor facilities budgets, cost control, value for money, and quality outcomes.
- Report on SLA compliance, work order turnaround, and team productivity.
- Ensure compliance with health and safety standards, municipal regulations, and company policies.
- Coordinate resident-facing maintenance issues and capital improvement projects with property management.
Requirements and Skills
- 3-5 years of facilities management experience across residential, multifamily, build-to-rent, hospitality, or mixed-use portfolios.
- Strong knowledge of MEP systems, building maintenance, and common area maintenance.
- Experience leading maintenance and housekeeping teams, including performance management and training.
- Familiarity with PPM scheduling, CMMS or work order systems, and SLA-driven service delivery.
- Ability to manage budgets, procurement, and vendor contracts with cost and quality focus.
- Strong organizational skills for managing multiple properties and competing demands.
- Fluency in English is required; Arabic is an advantage.
- A bachelor's degree in Facilities Management, Engineering, or a related field is an advantage.
- Ability to work on-site in Riyadh or relocate.
