Responsibilities
- Conduct detailed line by line normalization and technical audits of contractor bids against Pre Tender Estimate
- Analyze tender breakdowns to identify commercial anomalies, front loading risks, unbalanced unit rates, or under priced preliminaries
- Maintain and continuously update the project's Forecast Final Cost (FFC) ledger
- Perform rigorous monthly variance analysis comparing approved budgets against FFC
- Track and maintain the live potential variation Trend Log and quantify cost impact of changes
- Provide clean, verified financial data to central reporting system for executive dashboards
Requirements
- Bachelor's Degree in Quantity Surveying, Civil Engineering, or related field
- 6 9 years of project cost control, quantity surveying, or commercial management experience within UAE real estate, developer, or construction sector
- Strong proficiency in quantity take off and measurement software
- Advanced Microsoft Excel modelling and analytical capabilities
- Experience working with ERP systems, cost management platforms, and project financial databases
- Strong understanding of cost reporting structures, FFC methodologies, and commercial controls

Role Purpose
- Execute detailed cost audit and verification activities for assigned Arada project clusters, supporting the Cost Control Manager.
Key Responsibilities
- Pre Award Verification & Estimating Audit: Conduct detailed line by line normalization and technical audits of contractor bids against PTE.
- Analyze tender breakdowns to identify commercial anomalies, front loading risks, unbalanced unit rates, or under priced preliminaries.
- Verify that all pre contract documentation and BOQs are accurately mapped to approved CBS and WBS.
- Post Contract FFC Tracking & Variance Analysis: Maintain and continuously update the project's FFC ledger.
- Perform rigorous monthly variance analysis comparing approved budgets against FFC.
- Track and maintain the live potential variation Trend Log; quantify cost impact of proposed changes.
- Reporting, Documentation & Systems Compliance: Maintain precise documentation for cost baseline adjustments, contingency allocations, and variations.
- Provide clean, verified financial data to support executive Power BI dashboards and monthly project controls reviews.
- Verify that project teams adhere to Arada's cost control governance frameworks.
Qualifications & Experience
- Bachelor's Degree in Quantity Surveying, Civil Engineering, or related field.
- 6–9 years of project cost control, quantity surveying, or commercial management experience within UAE real estate, developer, or construction sector.
- Strong proficiency in quantity take off and measurement software.
