Role Overview

The role supports the financial management of long-term care and seniors housing development projects.

The Development Accountant partners with development, construction, operations, and senior leadership teams.

The position covers accounting, financial reporting, budgeting support, cost control, funding reporting, and project analysis.

Development and Project Accounting

  • Maintain accounting records for multiple development projects.
  • Track land, construction, development, equipment, and capital expenditures.
  • Monitor budgets against actual costs and prepare project cost reports.
  • Ensure accurate allocation and capitalization of development and construction costs.
  • Assist with construction draws, financing documentation, commitments, contracts, holdbacks, and contingency spending.

Financial Reporting

  • Prepare monthly journal entries, account reconciliations, and working papers.
  • Support month-end, quarter-end, and year-end reporting.
  • Prepare financial statements and management reports.
  • Reconcile project-related bank and financing accounts.
  • Maintain capital asset and construction-in-progress schedules.
  • Assist with annual audits and external auditor requests.

Development Finance Support

  • Forecast project costs, funding requirements, and project cash flows.
  • Support financing compliance and lender reporting.
  • Prepare government funding and development incentive reporting packages.
  • Track redevelopment funding, grants, and capital funding programs where applicable.
  • Support project profitability and investment analysis.

Business Partnering and Controls

  • Partner with development managers, project managers, construction teams, and operations leaders.
  • Review invoices and payment applications for completeness and accuracy.
  • Maintain controls over capital projects and development expenditures.
  • Support ERP optimization, automation, and reporting process improvements.
  • Ensure compliance with organizational policies and accounting standards.

Qualifications

  • CPA designation completed or in progress is preferred.
  • Bachelor's degree in Accounting, Finance, Commerce, or a related discipline.
  • At least three years of progressive accounting experience.
  • Experience in real estate development, construction, project accounting, healthcare, long-term care, or seniors housing is required.
  • Strong knowledge of project accounting, budgeting, and financial reporting.
  • Advanced proficiency in Microsoft Excel.
  • ERP experience with platforms such as Yardi, Sage, JD Edwards, or Microsoft Dynamics is an asset.
  • Strong analytical, organizational, and communication skills.
