Job Summary

  • The Real Estate Leasing and Collections Manager is responsible for overseeing the leasing, tenant relations, rent collection, and receivables management of the company's residential, commercial, and mixed use property portfolio.
  • The role focuses on maximizing occupancy, increasing rental revenue, minimizing outstanding receivables, and ensuring compliance with Saudi real estate regulations and company policies.

Key Responsibilities Leasing Management

  • Develop and execute leasing strategies to achieve occupancy and revenue targets.
  • Market available residential, commercial, office, and retail properties.
  • Negotiate lease terms, rental rates, and contract conditions with prospective tenants.
  • Manage lease renewals, amendments, and tenant retention programs.
  • Coordinate property viewings and handover/takeover processes.
  • Build strong relationships with corporate clients, brokers, and leasing agencies.
  • Monitor market rental trends and recommend competitive pricing strategies.
  • Ensure all lease agreements comply with Saudi real estate laws and company policies.

Key Responsibilities Collections Management

  • Oversee rent collections and ensure timely receipt of rental payments.
  • Monitor tenant accounts and outstanding balances.
  • Follow up with tenants regarding overdue payments through calls, emails, and official notices.
  • Negotiate payment plans for delinquent accounts where appropriate.
  • Coordinate legal actions with the company's legal department for persistent payment defaults.
  • Ensure accurate reconciliation of tenant accounts with the Finance Department.
  • Reduce bad debt and maintain healthy cash flow.

Key Responsibilities Tenant Relations

  • Build and maintain positive relationships with tenants.
  • Resolve tenant concerns related to lease agreements and payment matters.
  • Coordinate with the property maintenance team to address tenant service requests.
  • Improve tenant satisfaction and lease renewal rates.

Key Responsibilities Financial Management

  • Prepare monthly leasing and collections reports.
  • Analyze occupancy rates, rental income, arrears, and collection performance.
  • Monitor accounts receivable aging reports.
  • Develop leasing and collection forecasts and annual budgets.
  • Recommend improvements to maximize profitability.

Key Responsibilities Compliance & Legal

  • Ensure compliance with the Saudi Real Estate General Authority (REGA) regulations, Ejar requirements, and other relevant Saudi laws.
  • Ensure lease documentation is complete, accurate, and legally compliant.
  • Coordinate with legal advisors regarding lease disputes, collections, and eviction procedures.
  • Maintain confidentiality of tenant and company information.

Pay

  • SAR 20,000.00 SAR 25,000.00 per month
