Overview

  • We are seeking a highly experienced and results driven Project Director to lead the execution of a major mixed use development project in Saudi Arabia comprising high rise towers, hospitality, residential, commercial, and supporting facilities.
  • The successful candidate must demonstrate strong leadership, project management, stakeholder coordination, and site execution capabilities, with proven experience managing large multidisciplinary teams and complex construction operations.

Key Responsibilities

  • Provide overall leadership and direction for the successful delivery of the project from mobilization through completion and handover.
  • Manage the construction of high rise, mixed use buildings, including residential, commercial, hospitality, basement, podium, and associated infrastructure works.
  • Develop and implement the project execution strategy in line with contractual requirements, approved programme, budget, quality standards, and safety objectives.
  • Coordinate effectively with the client, consultant, designers, authorities, operators, subcontractors, suppliers, and other project stakeholders.
  • Manage and monitor the project logistics strategy, including site access, tower cranes, material movement, storage areas, temporary facilities, traffic management, and interface between multiple work fronts.
  • Lead and manage a large project team consisting of construction, engineering, HSE, QA/QC, planning, cost control, commercial, procurement, logistics, and administration departments.
  • Establish clear project objectives, departmental responsibilities, reporting lines, and performance expectations.
  • Monitor project KPIs related to progress, productivity, cost, quality, safety, engineering, procurement, manpower, and subcontractor performance.
  • Review daily, weekly, and monthly project reports and ensure timely corrective actions are implemented.
  • Monitor daily site production, manpower deployment, equipment utilization, material availability, work fronts, and site constraints.
  • Ensure that short term and long term construction targets are aligned with the approved baseline programme and project milestones.
  • Lead progress, coordination, risk, technical, commercial, and management meetings.

Additional Responsibilities

  • Identify project risks, delays, technical constraints, and interface issues and implement effective mitigation and recovery measures.
  • Maintain close control over project cost, cash flow, procurement, subcontractor performance, variations, and commercial exposure.
  • Promote value engineering initiatives and identify technically compliant, cost effective, and constructible alternatives.
  • Review value engineering proposals in coordination with engineering, procurement, cost control, construction, and commercial teams.
  • Ensure full compliance with project specifications, quality requirements, HSE standards, contractual obligations, and applicable Saudi Arabian regulations.
  • Support the management of five star hotel construction requirements, including coordination with hotel operators, specialist consultants, fit out contractors, and FF&E suppliers.
  • Ensure effective coordination between structural, architectural, MEP, façade, fit out, landscape, and infrastructure works.
  • Maintain strong communication with senior management and provide accurate reports regarding progress, risks, cost, resources, and project performance.
  • Drive a performance oriented culture focused on safety, quality, productivity, accountability, and timely project delivery.

Required Qualifications and Experience

  • Bachelor’s degree in Civil Engineering, Construction Management, or a related engineering discipline.
  • Valid PMP certification is mandatory.
  • Extensive experience in senior project management or project director positions within major construction organizations.
  • Proven experience in managing large scale mixed use developments and high rise building projects.
  • Good knowledge of five star hotel construction, hospitality requirements, fit out works, specialist systems, and operator coordination.
  • Strong experience in stakeholder management and dealing with clients, consultants, designers, authorities, operators, subcontractors, and suppliers.
  • Strong capability in managing complex project logistics and multiple simultaneous construction fronts.
  • Sound knowledge of project controls, planning, cost control, risk management, productivity monitoring, and KPI reporting.
  • Proven ability to manage large multidisciplinary teams, including HSE, QA/QC, engineering, construction, planning, cost control, procurement, and commercial departments.
  • Strong understanding of daily production monitoring, resource planning, manpower control, equipment utilization, and site performance management.
  • Good commercial awareness and strong value engineering capabilities.
  • Excellent leadership, negotiation, communication, decision making, and problem solving skills.
