- Oversee appointment and performance of consultants, contractors, and specialist suppliers
- Drive project governance by monitoring progress, managing risks, resolving issues, and implementing corrective actions
- Manage project budgets, cash flow forecasts, cost reporting, and change management
- Liaise with authorities and regulatory bodies to secure approvals and ensure compliance
- Prepare and present regular project updates, commercial reports, and KPIs to senior management
- Ensure projects are delivered safely, on schedule, within budget, and to required quality standards
- Foster strong relationships with internal departments, investors, consultants, contractors, and other stakeholders
Requirements
- Bachelor's degree in Civil Engineering, Construction Management, Architecture, or related discipline
- Minimum 12 years of experience in construction and project delivery
- At least 5 years in a senior project leadership role
- Proven track record of delivering large scale high rise residential or mixed use developments
- Previous experience with a leading real estate developer or Tier 1 main contractor in the UAE
- Strong understanding of UAE construction regulations and authority approval processes
- Excellent leadership, negotiation, stakeholder management, and decision making skills
- Strong commercial acumen
- Must be currently based in the UAE and available immediately

Overview
- A real estate developer in the UAE is seeking an experienced Project Director to oversee the delivery of residential developments.
Key Responsibilities

Candidate Profile
- Bachelor's degree in Civil Engineering, Construction Management, Architecture, or a related discipline.
- Minimum 12 years of experience in construction and project delivery, with at least 5 years in a senior project leadership role.
- Proven track record of successfully delivering large scale high rise residential or mixed use developments from design through handover.
- Previous experience with a leading real estate developer or Tier 1 main contractor in the UAE is essential.
- Strong understanding of UAE construction regulations, authority approval processes, contract administration, procurement, and commercial management.
- Demonstrated experience managing multidisciplinary teams, consultants, and contractors on complex projects.
- Excellent leadership, negotiation, stakeholder management, and decision making skills.
- Strong commercial acumen with the ability to manage budgets, programmes, risks, and contractual matters effectively.
- Results driven with the ability to lead multiple stakeholders and deliver projects to the highest standards of quality, safety, and operational excellence.
- Must be currently based in the UAE and available immediately.
