Job Purpose

The MEP Supervisor is responsible for overseeing the operation, maintenance, and performance of Mechanical, Electrical, and Plumbing (MEP) systems across assigned facilities and projects.

The role ensures the efficient deployment of maintenance personnel and contractors, compliance with safety and quality standards, timely execution of preventive and corrective maintenance activities, and uninterrupted facility operations.

Key Responsibilities

  • Supervise and coordinate the daily activities of MEP technicians, contractors, and service providers.
  • Oversee the operation, maintenance, troubleshooting, and repair of HVAC, electrical, plumbing, refrigeration, chiller, and building management systems.
  • Plan, assign, schedule, and monitor maintenance activities to ensure optimal resource utilization and service delivery.
  • Ensure preventive and corrective maintenance programs are implemented in accordance with approved schedules and operational requirements.
  • Monitor work quality, productivity, and compliance with company policies, safety procedures, and regulatory requirements.
  • Conduct routine inspections of MEP systems and facilities to identify maintenance needs and operational improvements.
  • Maintain accurate records of maintenance activities, inspections, work orders, asset performance, and equipment history.
  • Coordinate with vendors, contractors, consultants, and internal stakeholders to ensure the timely completion of maintenance and project-related activities.
  • Support energy efficiency, sustainability, and continuous improvement initiatives across facilities.
  • Ensure compliance with applicable local regulations, building codes, health and safety standards, and industry best practices.
  • Assist in budget preparation, cost control, resource planning, and performance monitoring activities.
  • Provide technical guidance, coaching, training, and performance management to maintenance personnel.
  • Monitor and manage Computerized Maintenance Management Systems (CMMS) and work order management platforms.
  • Respond to emergency maintenance situations and coordinate corrective actions to minimize operational disruptions.
  • Prepare maintenance reports, performance metrics, and recommendations for management review.

Qualifications & Experience

  • Diploma or Bachelor's Degree in Mechanical Engineering, Electrical Engineering, Building Services Engineering, Facilities Management, or a related technical discipline.
  • Minimum 5 years of experience in MEP maintenance, facilities management, building operations, or plant engineering.
  • Proven experience supervising technical maintenance teams within commercial, residential, industrial, healthcare, hospitality, or large-scale facilities.
  • Strong knowledge of HVAC systems, refrigeration equipment, chillers, cooling towers, plumbing systems, electrical distribution systems, and Building Management Systems (BMS).
  • Experience using Computerized Maintenance Management Systems (CMMS) and work order management software.
  • Solid understanding of preventive, predictive, and corrective maintenance practices.
  • Knowledge of local regulations, health and safety requirements, and industry standards related to facilities and building maintenance.
  • Experience within facilities management, property management, healthcare, hospitality, commercial buildings, or infrastructure projects is highly desirable.

Preferred Certifications

  • Facilities Management certification (preferred).
  • HVAC, Electrical, or Mechanical trade certification (preferred).
  • Health and Safety certification such as NEBOSH, IOSH, or equivalent (preferred).
  • BMS/CMMS system training or certification (preferred).
