Mall Operations Manager

Job Purpose

Mall Operations and Facilities

• Supervise daily operations, safety, cleanliness, and functionality of common areas.
• Manage security, housekeeping, MEP, parking, landscaping, waste management, and other service providers.
• Ensure regulatory, municipal, mall-policy, SOP, and audit compliance.
• Oversee preventive and corrective maintenance programmes.

Tenant Relations and Fit-Out

• Act as the main operational contact for tenants and resolve complaints and escalations.
• Coordinate tenant fit-out works, approvals, design criteria, work permits, and gate passes.
• Oversee fit-out works with contractors and internal teams.

Health, Safety, and Security

• Implement and monitor HSE standards across the mall.
• Conduct safety drills, maintain emergency preparedness, and liaise with civil defense, municipality, and other authorities.

Financial and Customer Operations

• Monitor operational budgets, service charges, utilities, vendor invoices, allocations, and cost-optimization initiatives.
• Support leasing and finance teams with operational inputs.
• Maintain customer-service standards and monitor parking, signage, ambiance, and mall services.
• Coordinate events and promotional activities from an operational standpoint.

Essential Requirements

• 5 to 8 years in shopping-centre, community retail, or mixed-use operations, including one mall opening or major fit-out programme.
• Working knowledge of Dubai requirements involving DDA, DCD, DEWA, SIRA, and municipality approvals.
• Experience managing facilities-management and service contracts, tendering, and contractor performance.
• Operating budget ownership, service-charge administration, tenant coordination, and fit-out management.
• Fluent English with strong written reporting and a UAE driving licence.

Preferred Requirements

• Arabic language capability.
• Community retail experience rather than only super-regional mall experience.
• Familiarity with parking, footfall, and sales-data systems.
• Relevant qualification in facilities, engineering, or property management.

Working Style

• Works to a checklist and closes items rather than reporting them open.
• Holds contractors and tenants to written obligations.
• Escalates issues early and in writing.
