Role Overview
Oversee maintenance, upkeep, and operational performance across private villas, offices, and commercial properties in Dubai.
Ensure properties remain safe, functional, compliant, and well-presented through effective maintenance and contractor coordination.
Provide timely decisions, accurate records, regular updates, and accountable issue resolution for property owners.
Property and Facilities Maintenance
- Oversee routine, preventive, corrective, and emergency maintenance activities across multiple properties.
- Maintain HVAC, electrical, plumbing, irrigation, landscaping, swimming pool, water, and structural infrastructure.
- Conduct inspections, identify maintenance requirements, and implement preventive measures.
- Respond promptly to maintenance emergencies and coordinate corrective actions.
Work Orders and Administration
- Manage maintenance requests from initiation through completion.
- Track work orders, inspections, quotations, approvals, invoices, and contractor reports.
- Maintain accurate and current maintenance records and follow up on outstanding actions.
Contractors and Projects
- Source, evaluate, negotiate with, and manage contractors, suppliers, and service providers.
- Verify contractor performance and work quality before approval and payment.
- Coordinate refurbishment, upgrade, and improvement projects, including budgets, timelines, and quality standards.
- Identify property enhancements, cost savings, and operational improvements.
Communication and Reporting
- Act as the primary contact for maintenance-related matters.
- Provide updates on maintenance activities, project progress, risks, delays, and resolutions.
- Prepare weekly and monthly reports on completed work, outstanding actions, risks, and planned activities.
Health, Safety, and Compliance
- Ensure maintenance activities comply with health, safety, environmental, and regulatory requirements.
- Conduct safety inspections and risk assessments and implement corrective actions.
- Maintain compliance records, certifications, maintenance schedules, and service documentation.
- Escalate safety concerns, operational risks, and compliance issues promptly.
