Job Summary

  • The Leasing Manager is responsible for overseeing all leasing activities for a residential or commercial property, driving occupancy goals, managing the leasing team, and ensuring an exceptional experience for prospective and current residents/tenants.
  • This role combines sales leadership, marketing execution, and team management to maximize property performance.

Key Responsibilities

  • Lead, train, and manage the leasing team to meet or exceed leasing and occupancy targets
  • Oversee the entire leasing process: prospect inquiries, property tours, application processing, lease signing, and move in coordination
  • Develop and implement marketing strategies to attract prospective tenants (digital ads, listing sites, social media, referral programs)
  • Monitor market trends, competitor pricing, and rental rates to recommend pricing adjustments
  • Track and report leasing metrics (traffic, conversion rates, occupancy rates, renewal rates) to ownership/management
  • Ensure compliance with Fair Housing laws and all applicable local, state, and federal regulations
  • Manage lease renewals and develop retention strategies to reduce turnover
  • Resolve tenant/resident concerns and escalate issues as needed
  • Maintain accurate records in CRM system.
  • Coordinate with maintenance and operations teams to ensure units are rent ready
  • Prepare and manage the leasing budget, including marketing spend
  • Conduct regular audits of lease files for accuracy and compliance

Qualifications

  • Bachelor's degree in Business, Real Estate, Marketing, or related field (preferred but not always required)
  • 3+ years of experience in leasing or property management, with at least 1–2 years in a supervisory role
  • Strong knowledge of Fair Housing laws and leasing regulations
  • Proficiency with CRM System.
  • Excellent sales, negotiation, and customer service skills
  • Strong leadership and team management abilities
  • Excellent written and verbal communication skills

Preferred Skills

  • Experience with CRM and digital marketing tools
  • Bilingual abilities a plus
  • Knowledge of local rental market trends
