Role Overview

Lead the origination, evaluation, and execution of Saudi real estate investment opportunities through joint ventures, funds, and long-term lease structures.

Analyze investor-submitted offers, assess risks, and provide recommendations to senior decision-makers.

Investment Origination and Structuring

  • Source commercial, residential, mixed-use, and entertainment real estate investment opportunities.
  • Structure and negotiate joint ventures, long-term lease agreements, and fund or SPV setups.
  • Originate interest from local and international investors aligned with strategic objectives.

Due Diligence and Offer Analysis

  • Lead financial due diligence covering financial statements, project cash flows, and valuation models.
  • Manage legal due diligence covering land titles, lease terms, shareholder agreements, and regulatory compliance.
  • Review investor proposals, benchmark terms against market norms, and recommend deal structures.
  • Present investment risks, recommendations, and mitigation strategies to senior management and board-level committees.

Financial Analysis and Portfolio Management

  • Develop models using IRR, NPV, DSCR, and sensitivity or scenario analysis.
  • Use Excel, PowerPoint, and Power BI for investment decks, dashboards, and board presentations.
  • Evaluate exit, refinancing, and restructuring options for underperforming projects.
  • Monitor investments against KPIs and financial targets and recommend corrective actions.

Regulatory and Stakeholder Management

  • Establish and manage real estate investment funds and SPVs under CMA Fund Regulations.
  • Ensure compliance with Saudi financial, regulatory, and tendering frameworks.
  • Engage sovereign funds, family offices, developers, banks, and international investors.
  • Represent the entity in investor roadshows, conferences, and government-level discussions.

Qualifications and Experience

  • Master’s degree in Finance, Economics, Business Administration, or Real Estate.
  • CFA or FMVA professional certification.
  • 4-8 years of experience in real estate investment, project finance, or private equity.
  • Proven experience in financial and legal due diligence and structuring joint ventures or funds.

Knowledge and Skills

  • Strong expertise in CMA fund regulations, Saudi real estate laws, and PPP frameworks.
  • Advanced Excel, PowerPoint, and Power BI skills.
  • Deep understanding of Riyadh and Saudi real estate market dynamics, pricing, land valuation, and demand drivers.
  • Fluency in Arabic and English, written and spoken.
  • Strong analytical, negotiation, risk assessment, and stakeholder presentation abilities.
