Responsibilities
- Build and maintain a proprietary pipeline of investment opportunities across the UAE market
- Lead evaluation of inbound and originated opportunities, including commercial logic, capital structure, and risk allocation
- Drive direct asset acquisitions and disposals across residential, commercial, and industrial segments
- Originate and structure JV opportunities with developers, landowners, and capital partners
- Identify and underwrite land acquisitions and development opportunities
- Source and execute stabilized income producing acquisitions
- Lead asset level underwriting including DCF, IRR, equity multiple, yield on cost, etc.
- Manage technical, legal, commercial, financial, and tax due diligence streams
- Author and present investment memos and approval papers to Investment Committee
- Lead commercial negotiations on price, payment terms, and conditions
- Contribute to capital allocation strategy and portfolio construction
- Maintain structured market intelligence on UAE sub markets
Requirements
- Experience in real estate investment, deal origination, and execution
- Strong financial analysis and underwriting skills (DCF, IRR, equity multiple, etc.)
- Knowledge of UAE real estate market
- Experience with joint ventures and co investment structures

Key Responsibilities
- Deal origination: Build and maintain a proprietary pipeline of investment opportunities across the UAE market.
- Opportunity assessment and structuring: Lead evaluation of opportunities including commercial logic, capital structure, payment terms, partnership architecture, and risk allocation.
- Equity acquisitions and dispositions: Drive direct asset acquisitions and disposals across residential, commercial and industrial segments.
- Joint ventures and co investment: Originate and structure JV opportunities with developers, landowners and capital partners.
- Land and development opportunities: Identify and underwrite land acquisitions and development opportunities.
- Core income acquisitions: Source and execute stabilized income producing acquisitions.
- Underwriting and financial analysis: Lead asset level underwriting including DCF, IRR, equity multiple, yield on cost, NOI bridges, debt sizing, DSCR, capex scenarios, lease up assumptions, exit scenarios, and stress cases.
- Due diligence execution: Manage technical, legal, commercial, financial and tax due diligence streams.
- Investment Committee submissions: Author and present institutional grade investment memos, approval papers and Board materials.
- Negotiation and execution: Lead commercial negotiations on price, payment terms, conditions precedent, representations and warranties.
- Portfolio strategy contribution: Contribute to capital allocation strategy, portfolio construction and recycling decisions.
- Market intelligence: Maintain a structured evidence base on UAE sub markets.
