Role Overview

Global Strategy and Expansion

• Develop and execute the Group’s global real estate and retail expansion strategy.
• Map markets and identify priority countries, cities, districts, shopping malls, high streets, and commercial locations.
• Build short-term and long-term expansion pipelines aligned with business strategy.
• Evaluate locations using demographics, footfall, competition, occupancy costs, commercial potential, and expected returns.
• Provide executive leadership with recommendations on market entry, geographic expansion, and real estate investment priorities.
• Develop scalable real estate frameworks for multiple international markets.

Site Acquisition and Leasing

• Lead the identification, evaluation, negotiation, and acquisition of retail locations across multiple countries.
• Negotiate with landlords, developers, mall operators, property owners, brokers, and strategic real estate partners.
• Lead lease negotiations, renewals, relocations, expansions, closures, and terminations.
• Secure locations according to agreed expansion timelines and commercial requirements.
• Partner with local teams and advisors to address market-specific leasing practices and regulations.

Portfolio Management

• Manage and continuously review the international real estate portfolio.
• Analyze store performance, occupancy costs, rental ratios, lease structures, portfolio productivity, and market performance.
• Recommend relocation, renegotiation, resizing, expansion, or closure for underperforming locations.
• Track lease commitments, critical dates, commercial terms, and portfolio risks.
• Standardize portfolio management practices while accommodating local market requirements.

Financial and Commercial Management

• Develop real estate budgets, forecasts, investment requirements, and expansion scenarios.
• Evaluate business cases and financial feasibility for new markets and locations.
• Analyze rental costs, CAPEX, expected sales, profitability, payback periods, and return on investment.
• Lead negotiations for rental rates, incentives, rent-free periods, fit-out contributions, turnover rent structures, and other commercial terms.

Requirements

• Strong experience in international retail real estate, expansion, leasing, site acquisition, portfolio management, landlord negotiations, and commercial evaluation.
• The role requires leadership in a fast-paced, high-growth, multi-market environment.
• The candidate must be able to manage complex international expansion pipelines and work with executive and cross-functional teams across countries.
