Role Overview

The FM Operations and Sales Manager oversees facilities management operations and supports growth of the GDC Facilities Management business.

The role covers hard FM and soft FM services across assigned facilities in accordance with scopes of work, contracts, KPIs, SLAs, regulations, and industry practices.

The position manages operational teams, subcontractors, suppliers, clients, and stakeholders to support service quality, asset performance, client satisfaction, cost control, and business growth.

Work Structure

  • The role reports to the Head of Facility and Business Development.
  • The position covers assigned facilities and sites and includes regular site inspections, technical audits, and operational reviews.
  • Working hours are listed as regular working hours.

FM Operations Management

  • Plan, organize, and direct day-to-day FM operations across assigned facilities and sites.
  • Manage preventive, corrective, and reactive maintenance activities.
  • Oversee MEP, civil, architectural, infrastructure, and other facility assets.
  • Ensure service delivery complies with contractual requirements, KPIs, SLAs, client expectations, regulations, and industry practices.
  • Develop PPM schedules, maintenance plans, inspection checklists, and SOPs.
  • Monitor asset performance, equipment condition, service quality, and maintenance effectiveness.
  • Ensure maintenance activities are documented in CMMS or CAFM systems.

Team and Contractor Management

  • Lead and supervise multidisciplinary FM teams, including technicians, engineers, supervisors, and support staff.
  • Manage subcontractors and service providers and monitor their performance, service quality, manpower, and deliverables.
  • Verify subcontractor invoices against completed work and contractual terms.
  • Provide coaching, training, and performance management to operational teams.
  • Ensure adequate manpower and resources are available for operational requirements.

Client and Stakeholder Management

  • Develop relationships with clients, property owners, developers, consultants, and other key stakeholders.
  • Act as a key contact for operational and service-related matters and attend client and service review meetings.
  • Address complaints, service issues, and operational concerns promptly.
  • Maintain client satisfaction and retention and identify opportunities to expand services within existing accounts.

Sales and Business Development

  • Identify and develop new business opportunities in Facilities Management.
  • Develop opportunities across hard FM, soft FM, integrated FM, specialized maintenance, and related services.
  • Maintain the FM sales pipeline and opportunity tracker.
  • Research market trends, competitors, clients, and potential business opportunities.
  • Support revenue and growth targets through client presentations, business meetings, negotiations, and tender discussions.

Tender and Proposal Management

  • Review RFQs, RFPs, tenders, and client scopes of work.
  • Analyze technical, operational, manpower, and commercial requirements.
  • Coordinate with Operations, Engineering, Procurement, Finance, and other departments to prepare proposals.
  • Develop technical methodologies, manpower plans, service delivery models, and cost estimates.
  • Support commercial and technical proposals and participate in tender clarification meetings and client presentations.
  • Ensure proposals are commercially viable and aligned with operational capabilities.

Requirements

  • Ability to manage hard FM and soft FM service delivery across assigned facilities in line with scopes of work, contracts, KPIs, SLAs, regulations, and industry practices.
  • Ability to lead multidisciplinary FM teams, subcontractors, suppliers, clients, and other stakeholders.
  • Ability to develop technical methodologies, manpower plans, service delivery models, and cost estimates for proposals.
  • Ability to support business development, tenders, negotiations, and conversion of opportunities into profitable contracts.
