About the Role
Sdeira Group is seeking a Director of Master Development to lead planning and master development of real estate portfolios from concept to development readiness. Responsibilities
- Lead the preparation of master plans for residential, commercial, industrial, mixed use, hospitality, and special development projects
- Define land use strategies, development phasing, density, product mix, and development principles
- Establish development frameworks, planning standards, and design guidelines across all developments
- Lead development feasibility studies, market assessments, and highest and best use analyses
- Prepare development business cases and investment recommendations
- Manage architects, urban planners, landscape architects, transport planners, and engineering consultants
- Ensure design quality, functionality, sustainability, and compliance with approved development objectives
- Lead integrated infrastructure planning including transportation, utilities, roads, drainage, public realm, and smart infrastructure
- Lead engagement with planning authorities and regulatory agencies to secure approvals
- Establish development governance processes, planning standards, and stage gate reviews
- Lead, mentor, and develop the Master Development team
Requirements
- Extensive experience in master planning, urban design, and real estate development
- Proven ability to lead multidisciplinary teams and manage consultants
- Strong knowledge of planning regulations, authority approvals, and development governance
- Excellent communication, negotiation, and stakeholder management skills
- Experience in preparing development strategies, business cases, and feasibility studies

Role Purpose
- The Director – Master Development is responsible for leading the planning and master development of the organization's real estate portfolio from concept through development readiness.
- The role oversees the preparation of development strategies, master plans, land use planning, infrastructure planning, urban design coordination, development feasibility, and technical planning to maximize land value.
- The position serves as the custodian of the overall development vision, ensuring seamless integration between planning, design, infrastructure, commercial objectives, and future project delivery.
Key Responsibilities
- Develop and implement master development strategies aligned with the organization's long term growth objectives.
- Lead the preparation of master plans for residential, commercial, industrial, mixed use, hospitality, and special development projects.
- Define land use strategies, development phasing, density, product mix, and development principles.
- Establish development frameworks, planning standards, and design guidelines across all developments.
- Ensure developments maximize land value while supporting commercial and operational objectives.
- Lead development feasibility studies, market assessments, and highest and best use analyses.
- Prepare development business cases and investment recommendations.
- Evaluate commercial viability, development risks, and implementation strategies.
- Develop project briefs and development requirements for future delivery teams.
