The Mandate
Execute an urgent recovery plan for specific underperforming real estate assets.
Focus on stopping financial losses, managing distressed inventory, generating immediate sales liquidity, and mitigating debt.
This is a specialized turnaround role rather than a standard project management or general operations position.
Liquidity and Cash Flow
- Design and execute rapid liquidation strategies for stalled real estate inventory through bulk sales, institutional offloading, and distressed pricing.
- Implement and manage 13-week cash flow forecasting models to identify financial leaks.
- Immediately halt non-essential operating and capital expenditure where appropriate.
Debt and Disputes
- Negotiate with contractors, suppliers, and financial institutions to restructure payment terms and freeze penalties.
- Bridge financing gaps for stalled projects.
- Restructure or terminate failing contractor agreements and resolve disputes delaying project handovers.
Sales Turnaround
- Conduct forensic analysis of zero-sales projects to identify pricing, market-positioning, and sales-channel bottlenecks.
- Deploy tactical changes to improve sales conversion and move distressed real estate inventory.
Strictly Required Qualifications
- Master's degree in Finance, Real Estate Economics, or Business Administration is strictly required.
- Seven to ten years of specialized experience in distressed real estate assets, turnaround consulting, or debt restructuring within property development is required.
- Advanced capability in distressed financial modeling, cash flow triage, and corporate debt workout strategies is required.
- Proven success moving dead or highly distressed real estate inventory in stagnant markets is required.
- Must be highly analytical, resilient under pressure, and able to execute difficult cost-cutting and restructuring decisions.
