Role Overview
- As Senior Specialist Finance (Residential DMO/DFA), you will be at the financial heart of Qiddiya's residential development strategy. Your expertise will shape the financial models, forecasts, and investment strategies that guide multi billion riyal residential projects from concept to completion.
Roles And Responsibilities
- Lead the development and maintenance of detailed financial models for residential projects, incorporating market data, cost estimates, and revenue projections
- Partner with the Development Management Office (DMO) and Development Finance & Analysis (DFA) teams to align financial strategies with project milestones and delivery timelines
- Conduct scenario and sensitivity analyses to assess risks, returns, and optimal investment structures
- Prepare investment cases, feasibility studies, and board level presentations to support strategic decision making
- Monitor project financial performance against budgets and forecasts, identifying variances and recommending corrective actions
- Collaborate with cross functional teams — including design, construction, and operations — to ensure financial considerations are embedded in every stage of development
- Stay ahead of market trends, regulatory changes, and economic indicators that could impact residential development strategies
Requirements
- Bachelor's degree in finance, Economics, Accounting, or a related field
- 3 4 years of experience in real estate finance, investment analysis, or project finance, ideally within large scale mixed use or residential developments
- Advanced proficiency in financial modeling (Excel, Power BI, or similar tools) and strong analytical skills
- Proven ability to translate complex financial data into clear, actionable insights for non financial stakeholders
- Strong understanding of real estate market dynamics and development lifecycle
- Exceptional communication and presentation skills, with experience preparing materials for senior leadership or boards
- A proactive, solutions oriented mindset with the ability to thrive in a fast paced, high ambition environment
