Position Overview

The Quantity Surveyor will provide commercial and cost-management support for construction, refurbishment, and high-end finishing projects within a private estate.

The role covers cost estimates, bills of quantities, tender documentation, expenditure monitoring, completed-work assessment, variations, valuations, and contractual claims.

Qualifications and Experience

  • Bachelor's degree in Civil Engineering.
  • Formal qualification in Quantity Surveying, Construction Management, or a related discipline is highly regarded.
  • Relevant professional membership or certification is advantageous.
  • Fluent English, written and spoken, is mandatory.
  • Minimum eight years of Quantity Surveying or closely related experience is required.
  • The posting requires client-side construction experience and strong experience with bills of quantities, estimates, tenders, valuations, variations, and claims.
  • Experience with luxury residences, five-star hotels, palaces, or other high-end finishing projects is required.
  • Middle East project experience is highly regarded.

Duties and Responsibilities

  • Prepare cost estimates, budgets, bills of quantities, tender documents, and commercial documentation.
  • Review drawings, specifications, BOQs, and contract conditions and resolve discrepancies.
  • Participate in pre-tender activities and raise queries and clarifications.
  • Analyze contractor and supplier quotations and provide commercial recommendations.
  • Monitor expenditure, costs, procurement, and financial risks.
  • Measure completed work and prepare or review interim and final valuations.
  • Assess variations, claims, additional works, cost adjustments, and payment applications.
  • Prepare cost reports, forecasts, and management updates.
  • Conduct site inspections to verify progress, quantities, and quality.
  • Support contract administration, commercial negotiations, project close-out, and confidential documentation.

Skills and Competencies

  • Advanced quantity surveying and cost-control capability.
  • Strong understanding of construction contracts and tendering processes.
  • Knowledge of high-end construction materials and finishes.
  • Ability to interpret architectural, structural, and engineering drawings.
  • Strong numerical, analytical, commercial, negotiation, planning, and coordination skills.
  • Proficiency in relevant quantity-surveying and Microsoft Office applications.
  • Professional communication, stakeholder management, integrity, discretion, and confidentiality.

Compensation and Benefits

  • Salary is USD 2,000-2,500 per month, depending on qualifications and experience.
  • Benefits include accommodation, meals, health insurance, transport, an annual bonus, and flights home every two years.
