Role Summary

  • The Project Manager manages development and execution of projects across the company portfolio, ensuring assets progress from concept and feasibility through design, approvals, procurement, construction, and commercialisation in line with approved timelines, budgets, and investment objectives.
  • The Project Manager will hold ultimate responsibility for the successful delivery of complex construction projects, driving the transition from design completion to site mobilization (pre contract) and taking complete ownership of site execution, cost, quality, and stakeholder management (post contr

Key Responsibilities

  • Post Contract Project Delivery (70% Focus on Execution): Oversee the entire site construction management team, ensuring strict adherence to project schedules, safety standards, and quality protocols.
  • Direct the commercial team on cost planning, monthly valuation verification, variation management, and ensuring final project delivery within the approved budget.
  • Monitor critical path, weekly progress, and resource allocation to ensure milestones are met, avoiding EOT claims.
  • Act as the primary point of accountability for clients and consultants for all matters related to construction progress and quality.
  • Proactively identify and resolve high level site issues, logistical problems, and subcontractor performance disputes.
  • Pre Contract Support & Mobilization (30% Focus on Readiness): Review tender documents, technical specifications, and BOQs to ensure accuracy before contract signing.
  • Lead the technical evaluation and negotiation process for main subcontractors and suppliers.
  • Identify design improvements to optimize costs and building efficiency before site mobilization.
  • Develop risk mitigation strategies and review cost plans and feasibility studies.
  • Assist in finalizing the main construction contract.

Candidate Profile

  • 10+ years of experience in real estate development, major project execution, or contracting environments.
  • Experience managing projects across feasibility, design, procurement, and construction stages preferred.
  • Experience leading multidisciplinary development and execution teams.
  • GCC development market experience preferred.
  • Degree in Civil Engineering or related discipline preferred.
  • Combined exposure to construction contracting and architectural or consultancy environments preferred.
  • Experience operating in senior executive or corporate leadership roles preferred.
