Key Responsibilities

  • Manage planning and scheduling for renovation of a high-rise, five-star hotel.
  • Review baseline programme logic, sequencing, durations, calendars, constraints, resource loading, and cost loading.
  • Ensure planning covers design, procurement, construction, testing, commissioning, phased handovers, and closeout.
  • Monitor critical paths, progress against baseline, completion forecasts, schedule risks, and management decisions.
  • Prepare progress reports, S-curves, manpower histograms, milestone trackers, dashboards, and look-ahead schedules.
  • Perform Earned Value Analysis and report schedule and cost performance indicators.
  • Analyse variances and monitor mitigation, acceleration, recovery, and revised programmes.
  • Assess schedule impacts from design changes, approvals, procurement, access restrictions, and phased handovers.
  • Review Extension of Time claims using Time Impact Analysis or other recognised delay-analysis methods.
  • Coordinate planning with the Project Manager, Quantity Surveyor, engineers, client, contractor, and procurement stakeholders.

Minimum Requirements

  • Bachelor’s degree in Civil Engineering, Architectural Engineering, Construction Management, or a related discipline.
  • Valid Saudi Council of Engineers registration is mandatory.
  • At least 15 years of construction planning, scheduling, and project controls experience is required.
  • Experience with high-rise buildings, five-star hotels, luxury hospitality developments, or major renovations is required.
  • Strong experience in phased brownfield renovation, testing and commissioning, and sectional handovers is required.
  • Expert Primavera P6 and advanced Microsoft Excel proficiency are required; Microsoft Project and dashboard tools are also required.
  • Knowledge of baseline development, critical paths, resource loading, progress measurement, forecasting, and Earned Value Analysis is required.
  • Experience with S-curves, manpower histograms, dashboards, look-ahead programmes, Extension of Time claims, and Time Impact Analysis is required.
  • Experience with engineering consultancies or construction supervision consultants is required.
  • Madinah Central Area or similar congested-location experience is preferred.
  • PMI-SP, AACE Planning and Scheduling Professional, or equivalent certification is preferred.
  • Written and spoken English is mandatory; Arabic is preferred.
