Job Summary
Manage pre- and post-contract commercial and contractual administration for data centre and MEP projects.
Protect project commercial interests through compliance, change management, cost control, claims administration, risk management, and final account settlement.
Contract Administration
- Administer main contracts and subcontracts throughout the project lifecycle.
- Monitor contractual obligations, notices, and correspondence requirements.
- Maintain contractual records and documentation.
- Provide contractual advice to project teams and management.
Variations and Change Management
- Review, evaluate, and prepare variation orders arising from design changes, client instructions, and site conditions.
- Assess commercial implications and negotiate agreements with clients, consultants, and subcontractors.
- Maintain variation registers and track approval and recovery status.
Cost Control and Commercial Management
- Monitor project costs against approved budgets.
- Prepare cost reports, forecasts, and commercial risk assessments.
- Support commercial decisions through cost analysis and procurement reviews.
- Identify opportunities to maximize project profitability.
Claims and EOT Administration
- Review and prepare Extension of Time submissions and associated cost claims.
- Evaluate subcontractor claims and contractual entitlements.
- Prepare supporting documentation for contractual claims and dispute resolution.
- Assist management with commercial disputes and contractual issues.
Payment Certification and Final Accounts
- Review subcontractor monthly payment applications.
- Prepare interim valuations and payment recommendations.
- Monitor payment status and contractual cash flow.
- Negotiate and close final accounts with clients and subcontractors.
Risk Management
- Identify commercial and contractual risks and recommend mitigation measures.
- Ensure contractual notices are issued within required timeframes.
- Support project management in maintaining compliance and reducing exposure to claims and disputes.
Qualifications and Experience
- Bachelor's degree in Quantity Surveying, Construction Management, Mechanical Engineering, Electrical Engineering, or a related discipline.
- At least 10 years of post-contract administration experience in construction projects.
- Experience in MEP, ELV, mission-critical facilities, or data centre projects.
- Experience administering subcontract and main contracts under FIDIC or equivalent forms.
Technical Competencies
- Strong knowledge of contract administration and commercial management.
- Experience in variation management, claims preparation, EOT assessment, and final account settlement.
- Good understanding of MEP systems and data centre construction activities.
- Proficiency in cost reporting and commercial documentation.
Preferred Qualifications
- Experience on hyperscale or mission-critical data centre projects.
- Professional certification such as MRICS, CIArb, PMP, or equivalent.
- Familiarity with FIDIC Red Book, Yellow Book, and bespoke contract forms.
