I. BIM Model Development and Detailing

Develop, modify and update the interior fit-out BIM model (including hard finishes, fixed furniture, decorative features, MEP terminal integration, etc.) based on construction drawings, design renderings and design requirements, with model detail level reaching LOD 400 and above.

Conduct detailed modeling for ceilings, walls, floors, partitions, trim details and other components, incorporating on-site construction techniques and detailing practices, to ensure the model can directly guide on-site construction.

Responsible for model integration and clash detection between interior discipline and architectural, structural, MEP (plumbing, HVAC, electrical, fire protection), curtain wall, intelligent systems and other disciplines; produce clash reports and coordinate with design teams for optimization.

II. Construction Implementation Coordination

Apply knowledge of renovation construction sequence and cross-trade interface logic into the model, reflecting the order of work processes and handover conditions of work surfaces; participate in construction simulation and 4D schedule linking.

Produce construction briefing drawings, detail shop drawings, material procurement lists and quantity takeoff reports based on the BIM model, supporting the project team in material estimation, quota-based material control and cost accounting.

Assist in resolving model-related technical issues on site; update the model promptly according to site changes to ensure the model matches actual site conditions (as-built model maintenance).

III. Cross-Disciplinary Collaboration and Communication

Serve as the interior BIM discipline lead, coordinating with architectural design, structural, MEP, soft furnishing, detailing design, project management and other parties to align model standards, drawing output standards and collaboration protocols.

Participate in drawing reviews, design briefings and site coordination meetings; provide BIM-perspective optimization suggestions on drawing issues from a constructability standpoint, reducing rework and saving costs.

Responsible for organizing, archiving and version control of BIM collaboration files for the interior discipline, maintaining interior discipline data on the project BIM collaboration platform.

IV. Other Related Work

Participate in the development of the interior discipline section of the project BIM implementation plan; establish discipline-specific modeling standards, component libraries and family libraries.

Support bidding-stage BIM proposal development, animation rendering and rendering output as needed.

I. Education and Major

Bachelor's degree preferred; majors in Architectural Decoration Engineering Technology, Interior Design, Architectural Engineering Technology, Civil Engineering, or BIM-related fields are preferred.

II. Work Experience

  1. 3-5 years of BIM modeling experience in interior decoration or fit-out industry; at least 2 complete independent involvement in high-end fit-out projects (hotels, office buildings, commercial complexes are preferred).

On-site renovation construction experience is a plus — understanding of construction techniques and quality acceptance standards for major sub-trades such as carpentry, painting, stone, tile, wall paneling and ceilings.

III. Professional Skills

Proficient in Revit (interior/architectural) modeling; familiar with at least 2 BIM collaboration software such as Navisworks, Lumion or Enscape, Fuzor.

Familiar with AutoCAD, Photoshop, SketchUp and other design auxiliary software; able to independently convert drawings into models.

Knowledge of common interior decoration materials (stone, wood veneer, metal panels, glass, paint, wallpaper, carpet, vinyl flooring, etc.) including specifications, characteristics, trim methods and construction practices.

Familiar with renovation construction process sequence (base layer → finish layer → trim → installation → cleaning); understanding of cross-discipline interface logic and finished product protection requirements.

Understanding of bill of quantities pricing standards; able to output accurate material quantities and engineering quantities based on the model.

IV. Comprehensive Qualities

Good cross-disciplinary communication and coordination skills; able to clearly articulate technical issues and drive multi-party alignment.

Meticulous and responsible; strong drawing comprehension and spatial visualization; proactive in identifying issues and proposing optimization suggestions.

Good teamwork awareness and ability to work under pressure; able to adjust work pace according to project schedule.
