We are seeking a highly creative and commercially minded Head of Development Studio to lead our internal design and planning studio. The role bridges development strategy and design, transforming business objectives into spatial concepts and development scenarios.

Responsibilities
- Lead the development of highest and best use (HBU) studies, massing concepts, planning scenarios, and development options
- Translate business strategies into commercially viable development concepts and project briefs
- Prepare concept narratives, planning strategies, and design frameworks that support project vision and positioning
- Support project teams in evaluating alternative development opportunities and value creation strategies
- Oversee the production of concept studies, area schedules, test fits, and development planning exercises
- Lead the preparation of executive level visual presentations and decision support materials
- Manage internal CAD, BIM, visualization, and digital design resources
- Ensure accuracy and consistency of development metrics, area calculations, and planning assumptions
- Collaborate with Development, Investment, Leasing, Marketing, Technical, and Cost Management teams to align concepts with project objectives
- Evaluate consultant proposals and challenge design solutions to maximize efficiency, value creation, market positioning, and commercial performance
- Support optimization of GFA, NLA, efficiency ratios, parking strategies, development yields, and revenue generating opportunities
- Lead and mentor Development Studio specialists and design professionals
Requirements
- Bachelor’s degree in architecture, Urban Design, Planning, or a related discipline
- 7–10 years of experience in architecture, urban design, mixed use development, master planning, or concept design
- Strong portfolio demonstrating concept development, massing studies, planning exercises, and development driven design solutions
- Proficiency in design, visualization, BIM, CAD, and presentation tools
- Experience working within real estate development, master development, or large scale mixed use environments
- Professional qualifications such as RIBA, AIA, Saudi Council of Engineers, LEED, BIM, or related credentials are preferred

- The successful candidate will lead the creation of development briefs, highest and best use (HBU) studies, massing options, concept directions, and executive presentations that shape projects from the earliest stages of development.
