Responsibilities
- Perform detailed retrospective delay analyses using standard methodologies (e.g., As Planned vs. As Built, Impacted As Planned, Time Impact Analysis, Collapsed As Built)
- Interrogate and analyze baseline schedules, monthly updates, and revised programs to track critical path drift and concurrent delays
- Prepare, review, and evaluate complex Extension of Time (EoT) claims and disruption submissions
- Reconstruct historical project progress using incomplete or legacy data to build fact based timelines
- Collaborate with Project Controls and Construction Management teams to identify emerging schedule risks
- Provide expert technical support during commercial negotiations, mediations, arbitrations, or litigation
Requirements
- Expertise in forensic delay analysis using standard methodologies (As Planned vs. As Built, Time Impact Analysis, etc.)
- Experience with Critical Path Methodology (CPM) scheduling
- Ability to prepare and evaluate complex Extension of Time (EoT) claims
- Experience reconstructing project histories from legacy data
- Strong analytical and communication skills

Position Overview
- We are seeking an expert Forensic Delay Analyst to join our project controls and claims management team in Tabuk, KSA.
- In this role, you will be responsible for investigating, analyzing, and quantifying delays on mega infrastructure and large scale construction programs.
- You will utilize industry standard forensic delay methodologies to determine root causes of project deviations, substantiate or defend Extension of Time (EoT) claims, and provide expert contractual and technical positioning.
What You'll Be Doing
- Perform detailed retrospective delay analyses utilizing standard methodologies (e.g., As Planned vs. As Built, Impacted As Planned, Time Impact Analysis, and Collapsed As Built) as outlined by the SCL Delay and Disruption Protocol or AACE International.
- Interrogate and analyze baseline schedules, monthly updates, and revised programs to track critical path drift, near critical paths, and concurrent delays.
- Prepare, review, and evaluate complex Extension of Time (EoT) claims and disruption submissions. Draft detailed forensic schedule analysis reports and formal position papers.
- Reconstruct historical project progress using incomplete or legacy data, including daily reports, meeting minutes, correspondence, and progress photos to build unassailable fact based timelines.
- Collaborate with Project Controls and Construction Management teams to identify emerging schedule risks early, assessing their potential impact on milestone dates and recommending mitigation strategies.
- Provide expert technical support to project leadership and legal counsel during commercial negotiations, mediations, arbitrations, or litigation processes.
- Communicate highly complex technical delay concepts, metrics, and conclusions into clear, visually impactful presentations for executive management, legal teams, and client representatives.
